Edmonton Growth Reports

If you have some free time this weekend you could read the 160 pages of the 2015 Growth monitoring report and Edmonton Growth study released this week.

In short Edmonton is an economic leader and is growing city with a young demographic. Over the next 50 years the city is expected to double in population.

"Alberta continues to lead the country in economic growth. Its economy has grown on average by over 4% per year over the last three years and is forecast to grow by 3% per year over the next three years. The Edmonton-Calgary corridor demonstrates this economic activity having generated 60% of Canada’s overall job growth for the year ending July 2014. The Edmonton Region plays an important role in the Alberta economy, given its proximity to the world’s third-largest oil reserve. Edmonton has been leading or among the leading Canadian cities in terms of GDP growth over the past three years with that trend expected to continue for another five years.

Strong economic fundamentals in Edmonton have created the need to accommodate
growth. Edmonton’s population grew by roughly 60,000 from 2012 to 2014, an increase of 7.4%. Much of that increase is mainly due to young adults migrating into the city. Housing starts have been pacing the population averaging 10,000 new housing over the last two years. The growth pressures to accommodate the added population have been strongest within south Edmonton. For example, 45% of the added population over the last two years occurred within the two southern most Wards. Demand for industrial land has been just as strong. The average annual absorption rate for the past three years –206 net hectares –is in the order of 85% higher than the previous eight year average. These growth demands are applying pressure on Edmonton’s supply of land for future residential and industrial development." City of Edmonton Growth Study

• The City of Edmonton continues to grow “up,” “in“ and “out.” The current findings confirm the complexity of maintaining growth balance between core, mature and established neighbourhoods and developing or “new” neighbourhoods.

• A demographic shift is occurring in mature and established areas of the city. The population is ageing and households are decreasing in size. There will be a significant increase in lone person and two person households.

• The 2014 Edmonton Municipal census counted 877, 926 people, 60,428 more residents from 2012.

• The Edmonton CMA is comparatively much younger than major Canadian city regions with a median age of 36 years  2015 Growth Monitoring Report

Hicks: There is no transportation crisis for Alberta

By Graham Hicks, Edmonton Sun, September 26th., 2014

If there's a looming transportation crisis for Alberta oil, why have Suncor and its partners committed $10 billion to the new Fort Hills oilsands project?
Why is Exxon-Imperial Oil full speed ahead on its $8.9 billion expansion of Kearl Lake, even as Phase I is just getting up to speed?

Let's not be stupid. Nobody puts that kind of money into any business, without 100% certainty the product will get to market.

Yet we keep hearing, time after time, that without new pipelines west (Northern Gateway) and south (Keystone XL), much of Alberta's oil will be trapped with no way out.

Here's the reality, as explained to me by a few veterans of the oil transport business.  FOLLOW THIS ARTICLE

Oilsands victory in Europe - but how will they get it there?

By Daniel Schwartz, CBC News, October 9th, 2014

The Canadian government and the oil industry can clearly claim a victory after Tuesday's announcement by the European Commission that it will not go ahead with a proposal that would have labelled oilsands oil as emitting more greenhouse gases than conventional oil production.
But the reality is that very little Alberta oil gets sold to European countries right now, and getting oilsands oil there should still be more of a challenge — especially at a competitive price.

Although the European decision will be disappointing for many environmental groups, it "provides a signal that Europe is open for business," says Nathan Lemphers, an independent oilsands policy analyst.  READ MORE HERE

How Alberta’s oil patch teamed up with the ‘little guys’ for an end run around Obama

By Rebecca Penty, Hugo Millar, Andrew Mayeda and Edward Greenspon, Bloomberg News, October 7th, 2014

So you’re the Canadian oil industry and you do what you think is a great thing by developing a mother lode of heavy crude beneath the forests and muskeg of northern Alberta. The plan is to send it clear to refineries on the U.S. Gulf Coast via a pipeline called Keystone XL. Just a few years back, America desperately wanted that oil.

Then one day the politics get sticky. In Nebraska, farmers don’t want the pipeline running through their fields or over their water source. U.S. environmentalists invoke global warming in protesting the project. President Barack Obama keeps siding with them, delaying and delaying approval. Keystone has become a tractor mired in an interminably muddy field.  READ MORE HERE

Edmonton's 30 Year Vision

The vision of Edmonton as a thriving arts community, a clean environment, with big beautiful parks, a powerful economy and a unique look was compiled by over 2,200 citizens with a common goal in mind- Edmonton by 2040.

“We hope this vision will allow the flexibility, in those interim steps, to get to that point, but we should always want to get to that point,” “My assumption is that most (future) councils will want to make environment sustainable, most will want to have a good, multi-cultural community, they might have different steps in getting there, but they would still want to get there.” Mayor Stephen Mandel

Sounds like a beautiful place and I would love to live there in my, gulp, late-sixties.
