If you’ve been reading our newsletter for more than a few years (we started it in 2005) you’ll remember how dire the early news headlines were. We started investing in Edmonton around 2001 and it was tough to find 'good news' stories then. As we edged into 2005 almost all the stories were good, and by 2007 it appeared everything was golden. Of course we all remember the global recession that followed.

Granted Alberta fared much, much better than other cities, provinces, heck - places, in the world. The "good news"  articles are solid and so are the underlying economic fundamentals.

We DO have a unique and resilient economy, coupled with a balanced affordability rate - these things make Edmonton an excellent short and longterm investment.

What I DO want you to remember is that rates to go up, tenants do leave, projects get cancelled, terrorists set off bombs… And like all good things in life, there are up and down cycles.

Alberta economy hot but nothing like the boom of 2006-2007: BMO

CALGARY - Alberta’s economy is hot and inflation is clearly warming up, but we’re not yet at the point where massive upward wage and price pressure in the province will debilitate the economy, says a special report by BMO Capital Markets.

Edmonton housing prices on the rise, report says.

EDMONTON - It’s a seller’s market in the city, as Edmonton’s growing middle class and strong economy have led to a boost in both price and demand for housing.

Condominium prices have increased the most, according to a report from real estate company Royal LePage. The average price of a condo in Edmonton has increased 7.8 per cent year-over-year to $236,429, while two-story homes also increased 3.8 per cent, to $372,112. Detached bungalows took a hit, dropping 0.2 per cent year-over-year to $350,401.  READ MORE HERE

Alberta leads country in job creation thanks to ‘perfect storm’ of economic factors
Edmonton unemployment numbers remain steady

CALGARY — Alberta has once again bucked the national trend and led the nation in job creation in June, according to Statistics Canada.
While overall employment dipped across the nation during the month, it rose in Alberta, although there was a slight downward tick in the Edmonton census metropolitan area.

Between May and June, employment in Edmonton dropped by just 200 on a monthly basis, but is up 31,000, or 4.3 per cent year-over-year, in the Edmonton CMA, the federal agency said on Friday. In Alberta, employment was up 0.4 per cent or 9,400 jobs from May, while it climbed by 3.7 per cent, or 81,800 jobs, from last year.  READ MORE HERE

Lamphier: Northern Gateway not essential to oilsands growth

Ditto for the storm of protest that followed it, particularly on the West Coast.

Despite all the drama, the Harper government’s approval of Enbridge’s Northern Gateway pipeline project was about as shocking as the Oilers’ eighth-straight year out of the NHL playoffs.

Ditto for the Sturm und Drang that erupted among pipeline foes immediately after Ottawa issued a cryptic news release announcing its ruling late Tuesday.

Edmonton is Canada’s most tax-competitive city for business: study

Businesses in Edmonton pay lower taxes than in any other city in Canada, according to a new report.
In its Competitive Alternatives 2014: Focus on Tax report released Tuesday, KPMG compared the total tax burden faced by companies in 10 countries and 107 cities.

Among 15 Canadian cities, the accounting and consulting firm ranked Edmonton at the top, up from its second-place finish in a 2012 report.

“It’s a very positive story for what I’ll call the Edmonton Advantage of attracting business to northern Alberta,” said Barry Travers, business unit leader for tax in western Canada at KPMG.  GRAB THIS STORY

Lamphier: TriWest Capital, Alberta Teachers pick up stake in crane firm
hot Alberta economy attracting large private equity pools

EDMONTON - Two of Alberta’s largest private equity players are teaming up to acquire control of one of Edmonton’s top industrial companies.
Calgary’s TriWest Capital, the province’s largest private equity firm, and the $10-billion Alberta Teachers’ Retirement Fund (ATRF), based in Edmonton, have agreed to buy a majority stake in NCSG Crane and Heavy Haul Corp.

The seller, Seattle-based NCA Partners, a private equity firm that purchased control of NCSG in 2006 and has since supported its aggressive acquisition-driven growth plan, will retain a minority interest in the company.  READ MORE HERE

Edmonton Peregrine Camera

I'm only familiar with peregrine falcons because of the ill fated bus trip on Fireman Sam.
If you aren't a parent to anyone 6 and under that may be an abstruse reference.

However, I was delighted to find out that in Edmonton there are three live streaming peregrine cameras.

The chicks just hatched last week we've already seen them being feed by the mother (not for the faint of heart). Take a look here

Greening Edmonton

Who said Edmonton isn’t innovative? Check out how this new project is further ‘greening’ for Edmontonians.

"The world’s first municipal facility to convert household garbage into biofuels opened Wednesday at the Edmonton Waste Management Centre. It’s expected that by 2016, 90 per cent of the city’s waste will be diverted out of the landfill due to this new facility. Currently, Edmonton recycles and composts 60 per cent of its waste." Check out the Top 10 Greenest cities in the world. In Reykjavik the hot water is geothermally heated. One local told us on a recent trip that  1 hour long showers were a past time.

Iceland direct

I went to Iceland last month. I took advantage of the direct flights from Edmonton.

Over my 5 day trip I managed to hit a lot of must see destinations but I feel like I could go back and do a completely different trip.

It's a great jump off for European trips and I hope to use that transfer next year. Very affordable except for dining out.

Northern Gateway Pipeline

It's not a surprise that the Northern Gateway got approval yesterday, but it still has many hurdles to pass before actually being built.

It's too bad that these basic transit routes needed to keep our economy moving are met with such opposition; so politically charged.

Much of Canada’s energy sector is tightly regulated and meets or exceeds global environmental standards, especially compared with other global oil extractors.

Alberta's economy to boom
“Employment in the province is expected to increase by 2.9 per cent this year, the same as in 2013, about three times the national average. That was underlined in last Friday's labour market report from Statistics Canada which showed that of 85,500 jobs created in Canada over the last 12 months, 71,200 were in Alberta.”

 I’ve said it before and I’ll say it again: job + salary = need for housing. First, folks come for the jobs and rent, some will buy a home, some continue renting and some move to another province. A strong economy is good for the housing market.  HERE

BMO on Canada’s economy: ‘There’s Alberta, then there’s everyone else.'

Alberta’s economy powers ahead:  As Bank of Montreal puts it, there’s Alberta and then the ROC where the economy’s concerned.
Everyone knows that the province’s economy is on fire, and that’s its forecast to stay that way, but BMO economists today have fresh numbers to back up a research note titled “There’s Alberta, then there’s everyone else.”  

Looking deeper into last Friday’s jobs numbers, BMO’s Benjamin Reitzes says the Statistics Canada report “reinforced that the Alberta economy is in a league of its own.”

Employment in Alberta, home to Canada’s oil industry, has climbed 3.2 per cent over the course of a year, compared to just 0.1 per cent for the rest of Canada.

Lamphier: Northern Gateway may be the first big pipeline approved, last to be built
$7.9 billion pipeline faces many hurdles beyond Ottawa’s OK

EDMONTON - Neil Young insists “rock stars don’t need oil,” but since crude is Canada’s top export, our resource-driven economy certainly does.
So unless Stephen Harper suddenly changes his tune — which seems as likely as Young retooling his LincVolt to run on gasoline — Ottawa appears close to approving Enbridge’s $7.9 billion Northern Gateway pipeline project.

The Prime Minister and several of his key cabinet ministers have broadly hinted as much in recent days, so the decision itself appears to be little more than a formality, although some speculate it may yet be delayed.

But don’t attach too much significance to the ruling. This is a marathon, not a sprint, and the jockeying and legal games have just begun.

Multiple court challenges are already filed or expected from various First Nations and environmental activist groups, and the project’s many critics in British Columbia are as vocal as ever.  GRAB THIS STORY

Just when you thought mortgage rates couldn’t get any lower, Scotia Bank pushes down their 5-year fixed to 2.97%. For first time home buyers these are amazing rate options and simply can’t get much lower.

The qualifying process has become tougher than it was a few years ago, even a few months ago, with CMHC. These changes are more in-line with current global lending practices and (slightly) better designed to reduce the number of default mortgages. At least Canada doesn't have NINJA (No Income No Job or Assets) loans.

The lowest rates offered are for properties deemed 'primary residences’. However, there are many terrifically low rates available for both residential and commercial mortgages. When we entered into the last up cycle in Alberta (2004-2007) we saw rates averaging 6%.

A great wealth building tip is to pay extra on your mortgage. If you are in a variable or fixed rate at 3%, adjust your payments so you are effectively paying 4.5% either bank the difference or increase your payment amount. When rates climb up you won’t get a shock and you will have added to your equity. Veteran investors may choose to divert the cash flow generated from low rates to build down payments and add more properties.

I like to run 75% of my rentals lean and upgrade the properties for top-dollar sales as an exit strategy. I also pay down my long-term keepers (15+ years) to clear off the mortgage for maximum cash flow then refinance to reinvest in another cash flow asset. There are many different strategies that you can deploy.

When and what strategy to use can be determined by measuring your current portfolio/lifestyle against your future ideal portfolio/lifestyle; the goal being to bridge the gap while improving performance along the way.

The news for mortgages is good - be sure to make a sensible investment and take advantage of the current lending environment.

Alberta housing market a standout performer

CALGARY - Alberta has emerged as a standout performer in Canada’s housing market and while a slowdown in Canada’s broader housing market is underway, the province’s housing sector has been heating up, says a new report.
The Alberta Treasury Board and Finance’s Economic Spotlight said housing starts continue to trend higher, prices are accelerating, and the resale market remains firmly in seller’s territory in the province.

“The underlying driver is a robust economy. Alberta’s economy has grown at double the rate of the Canadian average over the past three years, and accounted for a disproportionately high share of the nation’s new jobs,” said the report. “  FOLLOW THIS ARTICLE

Canada’s receptive oilpatch in line for trillions in new investment

As bad as Mars needs Woman, Edmonton needs fish.

One would have thought that sending fresh fresh from B.C. or Eastern Canada would provide fresh and bountiful choices, but it does not. Many of the top grade selection is exported out of Canada or sold to high end commercial buyers (then resold and shipped again) at point of origin. Business Booming at Edmonton explosion-testing lab

EDMONTON — A booming resource sector means the CSA Group is seeing explosive growth of its own in Edmonton.

In fact, there will be many blow-ups at its explosive atmosphere testing laboratory in the Edmonton Research Park, which will double in size by September.

“We have explosion chambers where we actually explode the product,” said Ash Sahi, president and chief executive of CSA.

“Let’s say a valve has to be tested so we put it in an explosion chamber, pump in gas and oxygen and a flame and blow it up — just like a bomb.”

Toronto-based Sahi was in Edmonton Friday to turn the sod on an expansion of CSA’s current hazardous locations laboratory.

Land rush hits Edmonton as hopefuls camp out overnight for individual lots

EDMONTON - There was a modern Edmonton land rush Thursday as people waited outside overnight for a chance to buy property in Oxford Phase 2.

About 250 people lined up to be part of the draw for 40 city-owned lots in the northwest community.

“These days, people want to build their own house the way they want … That’s the major attraction, you can build the way you want,” Rajesh Arora said. “It’s very difficult to get individual lots.”

The last couple of months we've talked about the lack of quality inventory in the Edmonton Real Estate market. Typically more properties get listed in spring and this year is no exception. The residential (SFR) sales to listings ratio is 60%, it takes approximately 44 days to sell a home and Edmonton’s Q1 is up approximately 5% from last year: stats thanks to EREB.

 I want to stress that the market is stable and firmly based in the economic fundamentals of Alberta. There will be a time when prices go wonky and I’ll be the first to let you know, but we’re not anywhere near there. There’s a pressure created on sourcing new buys. But an equally positive pressure exists for smart sellers. Now is a good time to clean up your portfolio and reposition properties, be it to sell smaller ones to get into larger ones, or cull pack to keep the highest performers.

Despite the Condo/Town House market pricing remaining flat, there still exists a premium to be paid for clean, nicely renovated, turn-key properties. We’re on reno-mode for several of our  Town Houses that have successfully completed the buy-hold cycle and are cashing out. Of the two (of six) we’ve listed so far, they’ve gone pending at or slightly over list price within the first 48 hours. Now, a lot went into creating these results, but you can do it too. Remember to; renovate to sell, list for the right price (don’t over list!), present your property vacant, stage it, use a marketing system to sell, professional photographs and an outstanding Realtor. In any market there are deals to be had for both buyers and sellers.

If you’re waiting to add to your portfolio my advice is to do it now as we are on a pricing upswing and its a challenge to find quality property at the moment. If you have some to sell and re-invest the profits with, now is a good time (to take advantage of buying at a lower price). If you are trying to max out your sell price, you can probably hold on a while longer depending on the property type and quality - remember not even the greatest investors are able to predict and time the market 100% of the time.

Hotel Investment in Alberta see strong hike 2013

CALGARY - Investment in Canada’s hotel market in 2013 was one of the strongest annual performances in a decade with a healthy showing from Alberta.
The 2014 Canadian Hotel Investment Report, by Colliers International Hotels, said buoyed markets, easy access to capital, investor optimism and demand for hotel properties propelled deal activity by 72 percent year-over-year as 115 transactions were recorded in Canada, surpassing $2 billion in volume, which was significantly higher than the $1.2 billion and $1.1 billion in deal volume recorded for 2012 and 2011 respectively.

The Colliers International Hotels’ report also forecasts a robust 2014 with a solid level of deal activity ranging between $1.25 billion and $1.75 billion.  FOLLOW THIS ARTICLE

Edmonton revitalization project gets cash - Journal of Commerce

Canadian oil and gas touted for Europe amid Ukraine troubles

The Canadian Press, April 23rd, 2014

The Russian invasion of Crimea is making Alberta's oil and gas more attractive in European capitals, says Poland's ambassador to Canada.
Poland supports the idea of importing Canadian oil and gas, envoy Marcin Bosacki said Wednesday prior to the start of a two-day visit to his country by Foreign Affairs Minister John Baird.

"This point of view is being shared in a growing number of European capitals in the last two months since the Crimea invasion," Bosacki said.

"Of course, we are absolutely in favour of increasing the abilities of ... western Canada oil and gas to be exported also to Europe."

Earlier this week, Polish Prime Minister Donald Tusk argued in an article in the Financial Times that the European Union should become less dependent on Russian energy sources. READ MORE HERE

Alberta economy the envy of most regions in Canada

“Healthy gains in oil production – just under 10 per cent average annual increases over the 2009-13 period – combined with a surge of oilsands investment has fueled economic activity,” said the report. “The June 2013 flooding that immediately disrupted provincial economic activity has had the perverse effect of stimulating economic growth since the second half of 2013 through reconstruction activity and a bounce back in output. Average single family home price in Edmonton at record high

EDMONTON – The Realtors Association of Edmonton says the average cost of a single family detached home in the city has reached a new high.
The average price for a single family home in Edmonton in the first quarter of 2014 was $432,000.

That price topped the previous record – set in May 2007 – by about $6,000.

“We’re just slightly beyond that record level,” said Realtors Association of Edmonton President Greg Steele.

So, what’s up with Edmonton’s housing supply?

That’s what all the Realtors and investors are asking. Aside from Town Houses, every property type is depleted. Almost every Realtor I know is begging their would-be sellers to list (please!).

I think Edmontonians feel the economy moving and are waiting for the ‘best time’ to list their property for top dollar. The fact that inventory is so low is making even the ugly or poorly located properties get attention. That same attention is making some sellers both greedy and lazy. I’m seeing many poorly maintained properties, lax rents and sloppy ads (what kind of property IS that anyway?).

I’m starting to feel that the bulk of sellers may hold off until NEXT spring and I think if that happens that the massive influx of ‘new’ property may over quench the demand and temporarily stall prices. That’s only speculation as the market may see any number of other scenarios just as easily. I’d prefer to see a gradual listing of new properties from now into winter, creating a normal price gain rather than a concentrated spike up (or other).

The townhouse market is still plentiful and if you’re looking to buy, you have many choices. Small multifamily, suited homes and regular SFR in good condition/location continue to sell fast. Be quick and thoughtful when getting your offers in.

Gunter: Downtown boom has nothing to do with arena

Until about 10 years ago, I worked downtown. Most days after 5 p.m., you could fire a canon off in any direction and not hit anyone.
It was hard to find a place to eat that was open. There were a couple of donair places, a sub shop, a doughnut place or two. Rice Howard Way had a fish-and-chip pub and a few hotels had decent restaurants. At lunch there were many choices, but not at dinner.

If you were the rare individual who lived in the core (between 97 Street in the east and 109 Street in the west, and 98 Avenue in the south and 104 Avene in the north), you needed a car (or cab) to shop for groceries. The nearest grocery store was 20 blocks west or across the river in Garneau.

City looking to spruce up some of Edmonton’s old shopping sites

EDMONTON – The City of Edmonton is working on a new pilot project aimed at sprucing up some of the city’s older community shopping sites.
“We’re talking about these older neighbourhoods that were planned in the 50s and 60s, where there’s a pocket of neighbourhood commercial embedded in the community,” said Walter Trocenko, with the city’s Housing & Economic Sustainability department.

“That pocket of neighbourhood commercial would have had the drug store, some small bakery, the butcher shop.”

Canadian home sales: How healthy is your housing market?

Job growth has flatlined across the country - except in Alberta

The February jobs report released by Statistics Canada last week is driving home a trend experts have been taking note of: Alberta’s economy is leaving the rest of the country in the dust.
While last month’s labour force survey painted a dismal jobs picture across much of the country, Alberta was the major exception.

A potent energy sector is the engine of a provincial economy that is booming, registering a pop of 18,000 jobs or 3.8 per cent last month while the rest of the country laboured under lacklustre or even negative job growth.  FOLLOW THIS ARTICLE

Alberta promises cash, interest-free loan for Edmonton LRT expansion

Mill Woods residents may have a new way to get downtown as soon as 2020 as the last financial spike for the Valley Line LRT was driven home Tuesday.
Premier Alison Redford and Edmonton Mayor Don Iveson met at Churchill Station with numerous fellow politicians in tow to announce a solution to the city’s $365 million shortfall for the $1.8-billion LRT line construction.

“Edmonton told us we needed more. Our caucus told us we needed more. And we listened,” said Redford, before outlining how the province will be providing $600 million toward the rail line that will run from Mill Woods to downtown.

The details involve the city being eligible for $250 million in Green Trip funding, a further $150 million to match federal grant dollars and a $200 million 10-year, no-interest loan from the province.  GRAB THIS STORY

Canada’s best places to live

CALGARY – A city in Alberta has been named Canada’s best place to live by Money Sense magazine.
St. Albert, located northwest of Edmonton on the Sturgeon River, topped the magazine’s annual list for the very first time.

It nabbed the esteemed spot thanks to several factors, such as boasting some of the highest incomes in the country, its unemployment rate — which sits at just above four per cent — and crime rates which are steadily falling.
