Dear Friends and Partners,

We've been having a pretty awesome summer here in Edmonton, and by awesome I am referring to our weather. The past two weeks have been terrifically hot (for this city) with a 'heat wave' pushing temperatures into the 30s. We've had sensational thunderstorms even with a bolt of lightening hitting our neighbour's house!

Unfortunately, the storms have caused much flooding in the South of the city resulting in water damaged basements, road and business shutdowns and even, ironically, the pool at the recreation centre to close. A smoky haze blanketed the city yesterday from wildfires burning up north. It has been an eventful summer so far.

Aside from the weather being hot, the real estate market is too. Mortgage brokers saw a sharp spike in purchases as a result of the mortgage laws tightening last week, bringing the amortization period down from 30 years to 25 on unsecured loans.

I've seen strong demand in suited homes and multifamily properties. Many deals change hands well before they hit the MLS and the good ones that do get listed are often pending on the first or second day. I had 3 potential MLS deals do the same on Wednesday and Thursday of last week.

My advice for the summer? Stay cool, enjoy the heat and target your properties wisely so that you can write an offer that gets accepted.

Rental's Hard To Find In Edmonton's Booming Economy

Edmonton's strong economy is making it harder to find rental housing because high migration numbers are driving down vacancy rates.

"When people are moving into the city there's an immediate demand for housing ," said Christina Butchart from the Canada Mortgage and Housing Corporation.

"Because we're seeing higher migration flows and an expanding labour market we're seeing this tightening of the rental market."

The vacancy rate is just below 3 per cent. While the number of available vacancies has dropped since last year, it is still far cry from the one per cent rate seen during the last boom five years ago.

Still, prospective renters are having problems. Matthew Wood is moving from Ontario to Edmonton after his wife found a new job. However, his attempts to find suitable accommodation have been unsuccessful. GRAB THIS STORY

Edmonton Adds 10,000 Jobs In June Due To City's "Unique Environment"

EDMONTON - Edmonton bucked national and regional employment trends in June, adding 10,000 full-time jobs over the last month, according to data released by Statistics Canada on Friday.
The city’s unemployment rate dropped from 4.9 per cent in May to 4.4 per cent last month.

“The contrast between what’s going on here in Edmonton and what’s going on in the rest of the Canadian economy couldn’t be more stark,” said John Rose, the city’s chief economist. “The rest of the economy is struggling.

“We’re in a very unique environment here.”

Data for the whole province shows a slight decline in job numbers from May to June, including in manufacturing and construction, but both sectors grew in the greater Edmonton area. READ MORE HERE

Oil Sands Tapping Military Veterns To Fill Jobs

EDMONTON — When Heather Reid broke her ankle in a training exercise after seven years in the military, she suddenly found herself in an unfamiliar place: the job market.
But then she found Alberta’s Prospect Human Services, a job agency tha t launched a program this year tailored to Canada’s veterans. The program immediately caught the attention of the oil industry, which has been struggling with a critical labour shortage since the middle of the last decade.

Traditional labour pools, such as employees who commute from the country’s east coast, are not deep enough to meet demand in an industry that needs to fill at least 9,500 jobs by 2015, and between 50,000 and 130,000 positions by 2020.

And while the efforts of agencies like Prospect to reach injured and retired veterans from Canada and the United States will not solve the labour problem on their own, they serve as an example of the creative thinking that will be needed to address one of the oil sands’ most urgent challenges. Crazy Prairie Weather

Two nights ago Edmonton had an intense lightening storm. It was focused on the southside of the city. You know when you gauge the distance of the sound of thunder to the lightening flash? I could just count 1.. and then the lightening would arc across the sky. It was amazing, beautiful and terrifying. A house 1 block away from mine was hit and burned. One strike turned on my car alarm.

This video puts 30 minutes of this storm into two. Nature IS formidable.

Edmonton's Strong Economic Growth Resulting In Tighter Rental Market: CMHC

EDMONTON - Justin Ouimet has spent the past five months looking for new home in west Edmonton. “It’s been a long time trying to find a place I can afford,” Ouimet said Tuesday.

“I’ve been trying to move to the west side so badly because my fiancee and daughter live out there right now. They are living with her parents right now because my fiancee needs extra support from her mom because she had a very tough pregnancy.” Ouimet says its been a struggle finding a place that fits within his price range, is in good condition, and in a safe neighbourhood.

Edmonton Nightlife Generates Generates $686 Million For City
Vibrant Nightlife Necessary To Economy, Says Report

CBC News, June 19th 2012

Edmonton’s late-night entertainment economy creates thousands of jobs and generates millions of dollars per year, according to a city report.
Bars, lounges, nightclubs, casinos, music venues, and after-hours clubs generated $686 million in 2010, the last year for which data was available, said the report completed by Responsible Hospitality Edmonton and the city’s chief economist.

“By conducting economic analysis we can better understand the economic significance of this sector,” said John Rose, chief economist. “And our analysis shows that Edmonton’s late-night entertainment economy is vibrant and thriving.” READ MORE HERE

Edmonton Posts Nations Second Lowest Inflation Rate

EDMONTON — The Edmonton region had the second-lowest rate of inflation in the country in May, according to Statistics Canada.

Consumer prices in the Edmonton census metropolitan area rose 0.4 per cent in the 12 months to May, behind only the Calgary CMA at 0.3 per cent, the federal agency reported Friday. On a monthly basis, prices declined by 0.3 per cent in Edmonton.

Among provinces, Alberta had the lowest rate of inflation in Canada, with prices rising 0.4 per cent in the 12 months to May. Compared to April, prices fell by 0.3 per cent.

Nationally, the federal agency said the energy index fell 1.6 per cent in the 12 months to May, its first year-over-year decline since October 2009. Natural gas prices (16.6 per cent) continued to post declines. Gasoline prices decreased 2.3 per cent, after 22 months of year-over-year increases. FOLLOW THIS ARTICLE

Alberta Booming Again As It's Forecast To Lead Country In Economic Growth
Real GDP increase of 4% this year

CALGARY — Alberta will be the country’s leader in economic and employment growth in the next two years, says a report released Tuesday by RBC Economics.

The report said Alberta will see real GDP growth of 4.0 per cent this year followed by 3.9 per cent next year while employment growth will be 2.8 per cent this year and 2.6 per cent in 2013.

The province will top all provinces in both categories in each of the two years with the exception of GDP growth in 2013 which will tie it for the best in the country with Saskatchewan. GRAB THIS STORY

Home Affordability in Top Markets Deteriorates: RBC

Royal Bank of Canada says home ownership was less affordable in most major Canadian cities during the first quarter, although Calgary and Edmonton bucked the trend. In Calgary, by contrast, only about 36.7 per cent of pre-tax income would be required to pay for a standard bungalow – unchanged from the previous study – and in Edmonton the index improved by 0.4 percentage point to 32.4 per cent. Dear Friends and Partners,

 Do you know where you can find Canada's lowest inflation rate? Right here in Alberta, with Calgary at 0.09%. And the second lowest rate of inflation is Edmonton, at 1%. Canada's national rate of inflation is 2%. With lower taxes and higher incomes this makes Alberta one of the most affordable provinces to live, according to the RBC's Affordability Index. There are arguments for an increasing inflation rate (home values go up/capital gains: more renters) and for a slowing rate (renters turn into buyers: more affordable to buy/better value). Either way you slice, with a strong economy you are doing well.

I was at a great event where Richard Dolin was presenting. His topic was loosely about branding. It made me think - what is Alberta's brand? Is it an economic powerhouse, festival city, home to the youngest workforce, a wild entrepreneurial hotbed with untamed natural beauty? Or is it the only place to go when you need a job, home to polluting oil sands, money-hungry businesses and a too-high murder rate?  I would argue that Alberta is a wonderful place to live, full of opportunity and clearly agree with the former positive 'brand'. But what the brand really is is what the majority of people believe it to be and talk about it being.

Brands change, grow and morph according to the underlying 'truth' of the brand. You'll find many people who live in Alberta because they love it, thousands of tourists who visit it because of its splendor. You'll also find homesick camp workers with drug problems that ache to get out. Richard presented the idea that YOU are your brand. What you do everyday, what you do at work, on the street, with your family and friends is who and what people think of you: your brand. A more familiar word is 'reputation'. As society becomes increasingly tech oriented perhaps we will find websites that review our personal brands as we peruse other brands online? No wait...Facebook, LinkedIn, Singles, My Space, etc..

Construction On Condo Towers Overlooking River Could Soon Start

EDMONTON - Construction of long-delayed condo towers overlooking the North Saskatchewan River valley could start by year’s end under a proposal to reduce the size of the project.

Zoning for a 1,000-unit development near Jasper Avenue and 85th Street, now called the Edgewater, was approved in 2009, but as the economy sagged, it wasn’t feasible, architect Brad Kennedy says.

Oil The Wheels Of Creativity, Alberta

 It’s been said that necessity is the mother of invention. But if my biology is correct, a mother alone isn’t enough – you also need a father. And the father of invention is creativity.

Take Alberta’s energy patch. For all the bad press it gets from uninformed critics, its engineers and geologists are rather creative when they need to be. Applications of innovative solutions abound. Think of the steam-assisted gravity drainage technology in the oil sands, which uses much less water and no tailings ponds. Or the achievements in human safety, which have produced a record that is among the best in the world. Farmers Looking To Cash In On Surging Demand

Beyond the oil patch, Canada’s West has China to thank for its economic prosperity. The Asian giant is gobbling up grains and oilseeds at an enormous pace, helping push prices sky high.

Hoping prices will remain strong, farmers are now aggressively planting the next crops to cash in on the surging demand.

But the planting frenzy has some agriculture experts worried. If the harvest proves bountiful, prices could be set for a big tumble.
In Canada, farmers are expected to plant a record canola crop, which would be the industry’s sixth consecutive record canola crop. This comes after the oilseed flirted with record prices a few weeks ago. Soybean acreage is forecast to set a new high, and Ontario farmers are on track to break their 1981 corn-for-grain record, according to Statistics Canada’s March farm survey. GRAB THIS STORY

Alberta Leads Economic Way: Report

CALGARY — Alberta’s economy significantly outperformed the national average in 2011, as rising oil production fuelled 5.2 per cent real GDP growth, according to the Provincial Monitor report released Thursday by BMO Economics.
The report said the province should remain atop the Canadian leaderboard this year, with growth running 1.5 percentage points above the national average at 3.4 per cent.

“The energy sector continues to drive growth in the province, with oil production up 9.8 per cent in 2011 despite some temporary disruptions,” said Robert Kavcic, economist with BMO Capital Markets, in a statement. “Crude bitumen production rose 12 per cent, and the province is expecting growth of more than 10 per cent annualized in the next three years.”  READ MORE HERE

West Coast Pipeline Key To Canada's Interests, Economist Says.

EDMONTON — With Alberta’s Western Canadian Select crude trading at $30 a barrel less than world oil prices, Canada must build a new pipeline to the West Coast for the sake of its economic health, says Scotiabank economist Patricia Mohr.

“Imagine the cost to the economy. We have a lot of congestion (at Cushing, Okla.) and are overly reliant on U.S. Midwest refineries. If they go down there is no where for the crude to go,” Mohr told the Canadian Institute of Mining, Metallurgy and Petroleum national conference on Wednesday.

Mother's Day

I had such a great Mother's Days with all the boys. When asked what I wanted I had a stroke of genius and said I wanted my car cleaned. My car isn't quite a garbage dump but you can certainly find a few cupcake wrappers and a lot of crumbs without too vigorous a search. We all got at it and my car looked great after.

I was treated to breakfast, lunch and even dinner and got a beautiful dwarf pine for the front of my "goth" house. We topped the day hanging outside eating Crave Cupcakes while watching Ronan run through the sprinkler.

Perfection.

Dogs, dogs, dogs.

Do you rent to them? Not dogs directly but the people that own them? I'm starting to have reservations. Of course finding a niche and making it your own can help increase your rents or fees you charge thus increasing income. However, is the pet fee you take or the slightly increased rent you charge worth the post Rover clean up?



How about this:

"This flooring is damaged beyond repair by a large dog. Pets such as dogs and cats can cause significant damage to a house, such as scratching, clawing, spraying, defecation and urination. Pets can generate allergens in persons sensitive to pet dander, fur, etc. Carpeted floors may need removal; hardwood floors may be permanently stained or damaged requiring repair, refinishing or replacement. Masonry floor surfaces may require chemical cleaning, neutralizing odors, and the application of a sealer to control odors. Pets can cause flea infestation in carpets and furniture and house requiring fumigation." Ace Home Inspection Inc.

Is that about $250 in the non-refundable pet fee or $50 more per month in rent? Try a few thousand dollars. I had to Ozone a townhouse to remove the smell of cat urine it cost about $1800.

I live by an off leash dog area and hear all the time - "My dog is friendly he won't bite anyone!" Only to have to grab my toddler out of the way as the dog jumps repeatedly on his back. I also got bit by a "friendly dog". My point if your tenant's dog is as quiet, old perfect as the tenants say then great! If not be prepared for some big bills or lots of diligence on your part to limit the damage.

I've been so busy with numerous jobs that I haven't had a chance to post other than the newsletter. Added to this is the still wonky schedule of a newborn. I'm not getting much exercise and that may be why my brain is working as well as it should. My family and I were enjoying a BBQ two Sundays ago. The weather was perfect, the grass was staring to green and the smell of grilled squid and beef sirloin filled our backyard. My son was having a great time running around and was clearly excited by the cooking action. I asked him a question..

Me: "Why do you like BBQ's?"

My son: "Because they're hot and you get fired up and die."

His answer was pretty awesome and we all busted a gut laughing and we realized that sometimes the message gets through, but garbled. I had explained how BBQs work and the dangers of playing near one. I also shared the benefits of the cooking style and why we like to cook outside. He got the main message and put his own spin on it, as we often do.

Alberta's Economic Boom is Back
Province Leads Country in Growth in 2011

CALGARY — Alberta topped all Canadian provinces in 2011 with the strongest economic performance, according to Statistics Canada.

The federal agency reported Friday that real domestic product advanced 5.2 per cent in 2011 after a 3.3 per cent increase in 2010.

It was the highest economic growth rate in Alberta since 6.2 per cent in 2006.

Douglas Porter, deputy chief economist with BMO Capital Markets, said the growth rate for 2011 was above and beyond what BMO estimated.

“It’s not a complete shock given some of the other indicators we’ve seen recently. The province is leading the rest of the country by a country-mile in terms of job growth recently and we’re seeing an echo of that in retail sales as well,” he said. “What’s driving it? Simply put is the strength in oil prices and the rapid rise in production in the province and alongside of that we’re seeing large population inflows into the province.”

New Fashion Retailers Hiring, Apple Store Expanding

EDMONTON - Tag is the latest retailer opening in Edmonton as the region continues to attract expanding Canadian and foreign chains.
The Montreal-based company is opening its first western Canadian store in the former Future Shop location at Calgary Trail and 34th Avenue. The Tag store is expected to open at the end of June or beginning of July, said spokeswoman Laurie Murphy.

Spring has sprung and along with it we are seeing property listings sprout up like green shoots everywhere. Many would-be-sellers waited the winter out and list with a vengeance come March and April.

In the North-side we've found a decent selection of affordable and often nicely updated homes - great for the first time home buyer. Many 'suited' properties that come up are non-conforming (not legally suited) and need several upgrades to operate safely. Alberta Economic Snapshot For March 31st, 2012

CALGARY, AB, Mar. 31, 2012, Troy Media – The average wage earned by employees in Alberta is quite uneven across sectors, accounting for variations in education and training, as well as the demand within the specific industry for skilled workers.

But the rate at which earnings are increasing also shows some big differences across the sectors – and often the biggest jumps are for those already earning the most.

Workers in the oil and gas sector not only have the highest weekly earnings, but these workers have seen one of the biggest jumps over the past five years. In January 2007, they earned on average $1,459 per week; but in January 2012, they raked in $2,061 per week – an increase of 41.3 per cent.

Manufacturing Data Spurs Market Gains

Resources and energy led the gains on Canada's benchmark stock index on Monday after better-than-expected manufacturing data from China and the U.S. supported confidence in a strengthening global economy.

The S&P/TSX composite index gained 114.88 points, or 0.93%, at 12,507.06. Nine of the 10 sub-indexes advanced, led by materials, up 1.55%, health, which rose 1.41%, and energy, which gained 1.11%.

"The numbers that came out (Monday) are surprisingly better than most people were thinking," Gerry Brockelsby, a money manager at Marquest Asset Management Inc. in Toronto, told Bloomberg. "This is just confirmation that China is OK, and if concerns fade, people will get more and more positive about the global economy, which we think is in great shape and improving."

I feel physically ill...

This poor landlord had $16,000 worth of damage done to her rental property. It's not uncommon:

here - a kind neighbor wrote and told him of the damage. Give neighbours your info.
here - the LANDLORD was charged $5k for the grow-op.. what?
here - poor lady, the photographer really got the feeling in the broken window photo
and here - professionals do it too! Don't think a tenant with a good job will protect your house.

Although $16k is at the higher end I myself have seen a $32k repair job - amazing how much water damage one apple in a toilet can do.

The thing about the Residential Tenancy Act in Alberta is we can't take more than 1 months rent as the security deposit. Inevitably damages are more than that. Ever tried to hire a handyman in a boom economy?

Although this landlord admits she is to fault for not doing the proper due diligence (sadly she didn't at all) there should be better ( I mean harder hitting) recourse for landlords. These tenants are great at looking normal, saying the right things and getting you to buy their story. Just make sure your story is stronger than theirs.

Their story "my car died and then I got fired and my cat stole my bank card......"
My story "I need the rent money now or I start the eviction process"

Is Vancouver this great?

This is a hilarious comparison between what $890k will get you in Ireland and Vancouver. I don't know - a burnt out building in East Van or THIS. Vancouver is a nice city but not THAT nice. I think it's a little dreary with the rain and frankly wreaks havoc on a curly girls hair.

What 'they' won't tell you will hurt you. If that 'they' is the knowledgeable people you love, in your center of influence. Otherwise, you don't need to hear it.

Do you notice that whenever you read blogs or articles where people can comment that 99% of the time (if the article gets any form of traffic that is) that the comments quickly turn into a ridiculous (blame based) argument? The story might be about how baby Vicky received a heart transplant and there is some joker with an off-the-wall negative comment to share that incites a flash-mob of angry readers (or perusers, more accurately) to battle.

Some articles are worth challenging and others not worth commenting on. What's more disgusting than the downward diatribe is the fact that I allow myself (albeit rarely) to get sucked in! Usually I skip the comments altogether, but sometimes I get suckered and reluctantly give up 5-10 minutes like a wad of bills to a belligerent panhandler. Now I'm not encouraging you to prove me right and go and read a bunch of crappy, negative comments on the web - but to stop and think about who and what, values to you.

Your Aunt Martha might have a ton of sage advice when it comes to being a single, employed Mom, and rearing kind, generous children; but she might not know a thing about using a HELOC to make improvements in your kitchen and bathroom before you list your home to sell. My point being? Take some (not all) the advice you need from the experts in your life or the experts in the greater circle around you (books, speakers, teachers, etc.) and use it.

Listen to LESS, or better yet NONE, of the noise from 'unqualified' people around you. Making this one shift in your day will reap benefits of time and positive energy that if used well, will earn dividends in the areas you need it most.

Alberta Booming Again: RBC

GDP Up 4.7% Last Year, And Momentum Likely To Last

Alberta's economy underwent a remarkable expansion last year, with real GDP growth estimated at 4.2 per cent, "flashing unmistakable signs" that the provincial economy is booming once again, says RBC Economics.

In its latest provincial outlook report released Tuesday, RBC says the momentum is expected to continue. It forecasts real GDP growth of 3.9 per cent in both 2012 and 2013.

"Alberta's economy is firing on all cylinders, with real GDP growth in 2011 climbing above the four-per-cent mark, the highest it's been since 2006. We anticipate that this pace will be largely sustained over the next few years," Craig Wright, senior vice-president and chief economist for RBC, said in a statement.

Oil Sands Sector Could Reap Big Benefits In Alberta Election

A heated provincial election is in the air in Alberta, two strong women are fighting for the top job and the oil industry and its sugar daddies are being courted for financial and political support.

It’s a sharp U-turn from the days of former premier Ed Stelmach, who picked an acrimonious fight with the sector to squeeze a greater share of its revenue through higher royalties.

But the oil love fest was in full display this week, as Alison Redford, the new Tory Premier of Alberta, made a strategic stop in Calgary before an audience of 600 senior oil and gas industry leaders where she vowed to “stand up for your interests” and not “let you down.”

Ms. Redford, who replaced Mr. Stelmach in a leadership contest last fall, is expected to call the election as soon as Monday, paving the way for an April 23 vote.

“I know you will surpass our expectations,” Ms. Redford gushed at the glittering event organized by the Canadian Association of Petroleum Producers to recognize industry initiatives that improve environmental, social, health and safety performance.

“As an industry, we thank you for putting your best foot forward.”

Edmonton's PCL Aims For Record $7.3B in Billings

EDMONTON — When Paul Douglas took over the top job at PCL Construction in 2009, the global economy was just starting to recover from the deepest slump since the 1930s.

But since the construction sector often continues to languish long after an economic rebound takes hold, Douglas knew that PCL’s troubles were just beginning.

Indeed, after years of spectacular growth, the Edmonton-based construction giant — Canada’s largest builder — was heading straight into a brick wall.

The collision came in 2010, when PCL’s billings (project revenues) shrank by 19 per cent and its profits fell by more than 35 per cent, compared to the previous year.

Meanwhile, PCL’s backlog of new work, which had soared in the years leading up to the 2008-2009 recession, was stalled at $5.3 billion, 25 per cent below the 2007 record high of $7.1 billion.

For Douglas, who was carefully groomed for the top job at PCL after more than 20 years in management, year one in the corner office proved to be a bit of a cold shower.
