Although we've seen house prices stay relatively strong this year in Edmonton, when the cold weather sets in prices tend to lag. It is a strange phenomenon of colder climes; would be home buyers don't like to traipse through snow to find homes (investors do though ;)

How well they perform or how poorly depends on the property type (condo, bungalow, bilevel, etc.), condition and location of property. For example we've seen suited homes in desirable South East neighbourhoods selling in under 4 weeks. But townhouses in similar areas taking 3 months or longer.

So the good news? It's a great time to buy the right (townhouse) property in the right area for you.

Edmonton Gains 6000 Jobs As Unemployment Rate Holds Steady - Statistics Canada

EDMONTON - The Edmonton region continued to churn out jobs in September, according to Statistics Canada figures released Friday.

The Edmonton census metropolitan area gained 6,000 jobs in September from the previous month and saw its unemployment rate hold steady at 4.5 per cent, the agency said. Its labour force also grew by 6,000.

The same region also generated 23,800 jobs in the 12 months since September 2011, or a 3.5-per-cent year-over-year increase.

Edmonton had the second-lowest jobless rate among major cities, behind only Regina at four per per cent. Calgary’s 4.7 per cent was third lowest. The Calgary CMA saw employment drop by 1,700 or 0.2 per cent from the previous month but it was up 15,400 jobs or 2.1 per cent year-over-year. Alberta had the country’s lowest unemployment rate at 4.4 per cent, a rate unchanged from August.  GRAB THIS STORY

University of Alberta Beats Edmonton Oilers 135-1: Report
Economic impact of institution on provincial economy pegged at $12.3B

EDMONTON  - A report by two professors from the Alberta School of Business claims the University of Alberta has an annual economic impact of about $12.3 billion on the provincial economy, an amount they say is 135 times higher than that of the Edmonton Oilers.
“We essentially took the economic impact of the university divided by the revenue of the Oilers in 2009. And so it’s basically that,” said Dr. Anthony Briggs, who co-authored the report with Dr. Jennifer Jennings. “The Oilers’ number is more the fuzzy one because the region doesn’t necessarily see all that revenue, so it’s sort of an ambitious number for the Oilers.”

The study replicates the methods of other Canadian regional impact studies, beginning with the University of British Columbia economic impact study in 2009 and later adopted by Simon Fraser University in 2011 and the University of Ottawa in 2012.  READ MORE HERE

Albertans In Upbeat Mood About Economy
Business Owners and Consumers Have Positive Outlook

CALGARY — From business owners to consumers, there is a spring in most people’s steps these days, an upbeat mood about the Alberta economy despite some turbulent economic waters elsewhere in the world.

On Tuesday, a report by BMO Economics said Alberta’s economy continues to outperform amid rising oil production and accelerating inward migration. The report said the province will sit atop the Canadian leaderboard this year, with growth hitting 3.5 per cent before falling back slightly to 2.9 per cent in 2013. In Canada, GDP growth is expected to hit 2.2 per cent this year and 2.0 per cent next year.

“The energy sector remains the key driver of economic activity in the province, with crude bitumen production up 16 per cent year-over-year through the first half of the year, and the Energy Resources Conservation Board expecting  oilsands output to more than double by 2021,” said Robert Kavcic, economist with BMO Capital Markets.

Recent surveys by PwC and the Canadian Federation of Independent Business have painted a rosy mood for Albertans.

Mixed Messages

Today I was looking for Alberta news and all the reports are amazing.  For example we'll lead the country in economic growth through 2013 and our unemployment will be among Canada's lowest. It all sounds amazing. I'm thinking of the bumper sticker that says "Please God Give Us Another Boom and I Won't Waste It This Time" It would seem that your pleas were answered.

However, on my slow, slow drive down Calgary Trail today. (A sign of our booming city is how rush hour slowly becomes an hour early on each side) I heard on CBC that the IMF predicts another recession for the global economy.

“As we forewarned, the global economic slowdown is deepening and Canada's overheated housing market looks to be self-correcting,” “We expect these external and domestic forces to dampen Canada's economic growth this year and next.” David Madani, economist with Capital Economics

The housing market they are speaking of is only really in two places Vancouver and Toronto. It's not really a Canada wide thing.

I know Alberta is the best place to be for the next ride. I'm wondering how bumpy it will be but thanking my lucky stars that I'm in the best place to weather it. Low unemployment, high salaries, low taxes. Really, you couldn't position yourself any better.

Two biggest myths about Edmonton

I used to make the old "Deadmonton" joke for years because I actually lived near here in the 80s and remember driving through town and literally seeing tumbleweeds blow down the streets. It left an impression of desolation on my teenage mind.

I'm going to take that  back that that is one of the two biggest myths about Edmonton, AB.




1. Edmonton has nothing going on - Edmonton is such a vibrant city. Every week there is some event or festival that is often free or has reasonably priced entry. In fact Edmonton is called the Festival City. With our young family we are always able to find something really interesting and fun to do pretty much every weekend.  Look at what's happening in Edmonton now Click

2. Edmonton is hard on the eyes - It's actually a beautifully evolving city. Where before there were gravel parking lots we are seeing really nice buildings pop up. The river valley is amazing and my place, near the ravine, is such a beautiful area. It's really a disservice to not give Edmonton the credit its due.

10 Year rate - Lock in or?

Here is a great look at locking into the 10 year rate. Especially as it's predicted that rates will rise again around 2016.

Peter Kinch's take is that you need to really think about the lending environment we'll be in when you renew now for a 5 year term. In 2017, after the hike, who knows what kind of rates will be offered?

I'm offended now by a 5.49% but I once had 7.15%. Second mortgages are often double these figures.

My bank manager likes to tell me about her 18% mortgage rate so we really really can't complain.

 I always do an inner wince when I hear a new university student say they are taking English or History. I wonder what do you do with that now? Personally if I were to re-train I would go straight to a trade. I even think about doing it now for fun.

One women I met got her truckers license just in case her husband ever left her. She did long haul trucking for 5 years too. How cool I thought and liberating.

My last newsletter was about sharpening the saw. I hope that you took some time away to do just that, as I did. One thing I learned is that it is tough to sharpen anything but your nerves while driving an Edinburgh roundabout with crying kids in the car. But, maybe on some level I was at least resting another part of my brain by being fully engaged in the moment.

Danielle and I met many interesting people on our trip to Scotland and France. We were asked a lot of questions about emigrating to Canada, the price of a home and what salaries range from. It seems that the majority of folks living in major cities such as London, Paris and Edinburgh (not surprisingly) found it toughest to get ahead.

The price of owning a home is exorbitant in comparison to the median salary; akin to buying a home in downtown Vancouver. Folks that own their own home, enjoy the lifestyle they have, or live in a rural setting where expenses can be more affordable, didn't necessarily want to move. However, there was an undeniable current of interest in moving to Canada. Several people we met knew not only of the Rockies in Alberta, but of the oil sands. Their opinion was one of opportunity, not the common environmentally-negative one that we hear about in the media.



Shortly before we left we tenanted a property with a fellow from Aberdeen, Scotland. He was hired in the U.K. to work in the oil and gas field for an open contract. He immediately sees the benefit and opportunity of living in Edmonton from his salary, quality of housing, accessibility, friendliness of people and the chance to get ahead. Edmonton's job market among hottest in Canada - "Edmonton’s 4.5-per-cent unemployment rate ranked third among Canadian census metropolitan areas, behind Kelowna’s 4.1 per cent and Regina’s 4.2 per cent. Calgary, at 4.6, was fourth.
“The Edmonton economy is just banging away on all cylinders,” said John Rose, the City of Edmonton’s chief economist."

Recruiting from the world

This week I've seen two separate articles about people from around the world coming to Alberta to find work. The first was about American vets applying in the thousands to get out here for high paying jobs.

 “As far as I know, Alberta is facing a serious labour shortage and is in desperate need of skilled workers. People coming out of the military do have skills or are prepared to learn them, which is why their unemployment rate is two points below (the United States’) national average.....It’s not just oil and pipeline work up there. There’s all this construction and road work going on,....It’s incredible. Canada has a great economic engine right now.....As far as I’m concerned, it’s a win-win for everybody,”  Ted Daywalt, president of the Atlanta-based companyVetJobs

 The second was about recruiting from Ireland;

“We’re changing people’s lives by giving them an opportunity,”...A new job could mean the start of a new life. Canada needs skilled workers, and skilled Irish workers need jobs. It all comes full circle.” Linda West Actyl Group

I've had a few tenants from the UK. They emphasized the difference in quality of life and the opportunities we have in Alberta and probably Canada on the whole. Todd and I have been doing real estate comparisons and the cost of living is very different. Of course there is a lot to consider and straight comparisons are not entirely accurate.

Actually, on our recent trip to the UK and France we were asked a lot of questions about life in Canada and people had great interest in living here. In France one airport official literally chased us down the tarmac so he could write "Edmonton" down so as to not forget the city name. We should seriously be Ambassadors for Alberta!

Autumn in Alberta

Wow. One day you wake up and it's autumn. Is it ever beautiful here. Not only in Edmonton, but all of Canada really does autumn well.  For me a tropical beach is ok for about 2 weeks after that it's so monotonous. However, four beautiful distinct seasons always present something to look forward to.

The market changes too. A property well priced and listed in July will go a lot more quickly than one in October or November. Our Realtor Catherine says anything will sell at the right price. That's the rub finding the right price for you and the buyer.

I always know summer is ending because the calls to my phone decrease by about 90%. It seems anything that is going to happen is going to happen between April 1 and September 30. I stop driving around like a madwoman and stare at the piles of paperwork teetering on my desk. Its a nice transition and you know by April I'm ready to get out and start driving again.

We are back!

After a not entirely restful holiday we are back to enjoy a beautiful summer revival in the capital city. Our tour of France, England and Scotland was fantastic! The architecture! The FOOD! The wine (we had an amazing medoc wine on the Bourdeaux coast)! It was all great.

However, 10 month-old and 4 year-olds aren't as interested in these things as we are... Their take on the trip would be more like this. The playgrounds! Loch Ness monster! Chocolate croissants for breakfast! Superman outfit at the Eiffel Tower!

So we had to make our goals meet somewhere in the middle and although exhausted we come home enchanted with the UK and France.


This is the most important re-education we take from our trip. Immediately we realized the Todd and Danielle style of power travel wouldn't work. So we re-evaluated our goals for the trip, decided what was must see and what we were willing to let go.  It's a strategy we use in our business all the time. Now we know exactly how to travel with young kids and still have a great holiday ourselves.

Dear Friends and Partners,

I am going to work on my brain fitness this summer, I'm going to sharpen the saw. Maybe you're familiar with me talking about this throughout the year and how I often take a break during summer and winter to totally un-plug. Even though I know the benefits of exercising, taking a rest, stimulating my mind or simply just unplugging - I don't always do it. It's easy to get caught up in the day, putting out the fires or planning for tomorrow. Inevitably when you get caught in this moment of rush and frustration you make mistakes, and are never playing at your highest level. Some symptoms of overwhelm include over-scheduling, missing an appointment, being distracted, frustrated, stubbing your toe (just happened to me), over eating, skipping meals or missing regular exercise. The rub is that the busier we are the more we need to put time aside to de-stress. Otherwise you'll be forced into de-stressing by sitting with an icepack on your toe, just like I am. Lamphier: Edmonton's Tech Success Fly Under The Radar

EDMONTON - The tech sector seems to excel at creating overhyped duds, from RIM to Nortel to Facebook.

Chalk it up to stock market hucksterism and a bad habit of over-promising and under-delivering.

I’ve written about the trend many times — often to the chagrin of the sector’s diehard boosters.

But TEC Edmonton boss Chris Lumb has long insisted there is a more positive side to the tech sector saga, and now he has the numbers to prove it.


Lumb’s agency — a joint venture between the University of Alberta and Edmonton Economic Development Corp. (EEDC) — recently completed an online survey of 74 junior tech firms in the capital region.  GRAB THIS STORY

According to Natural Resources Canada, the country's crude oil and natural gas pipeline network is over 700,000 kms in length and extends to all provinces and territories except P.E.I. and Nunavut.
The safety record of this huge and vital national energy distribution system for the past few decades is impressive, but the reality is not every drop gets to its intended destination. Accidents are going to happen.

NWT Premier Throws Support Behind Alberta Over Pipeline

EDMONTON - Bob McLeod knows pipeline battles.

The Northwest Territories Premier and former industry minister is a long-time champion of the stalled Mackenzie Valley natural gas pipeline, a project four decades in the making and still far from fruition. His territory’s oil and gas reserves remain largely stranded despite rich potential – a linchpin, as he sees it, to drive the North’s economy for a generation to come. But only if they can get them to market.

This year, Alberta and British Columbia have sparred over the $6-billion Northern Gateway pipeline, with B.C. threatening to scuttle it without a bigger slice of the revenues.

Now Mr. McLeod has waded into the fray, warning the impact ripples far beyond those two provinces. Without cross-border pipelines, the North will suffer too, leading Mr. McLeod to support Alberta’s hopes for a Canadian energy strategy at premiers’ meetings in Halifax and go public with overtures of exporting through the North, not the West.   FOLLOW THIS ARTICLE

Dear Friends and Partners,

Listening to B.C. Premier Clarke and AB Premier Redford in the media recently, has been interesting. It's a careful dance to watch as the Premiers use just enough posturing, strategy and manipulation to coax agreement out of one another.

I'm often reminded of how we sit in a balance. Ontario and several areas of eastern Canada have really entered into rough economical patches. In the west we are (at least currently) set up for growth - but like everything we sit in a balance, often dependent on external sources and relationships to propel us forward.

Every property I buy, I do so with caution and anticipation. Booming Edmonton Spurs New Wave Of Shopping Developments

EDMONTON - Edmonton may already boast North America’s largest mall and one of its biggest power centres, but a new wave of shopping developments is springing up across the region.
Tightening vacancy in Edmonton’s retail market, a strong economy, growing population and an influx of new retailers are spurring the building boom.

Over 3.2 million square feet of development is being added to Edmonton’s commercial footprint over the next year, said Colliers International in its first-quarter retail market report.

Hotel Called Cornerstone Of Edmonton's Inner City Revival

EDMONTON - On a dusty lot, across the street from a minimum-security correctional facility, derelict buildings and a former peep show, developer Prem Singhmar broke ground Friday for an upscale $45-million hotel.
The hotel is the first to be built in central Edmonton in decades, but more importantly, supporters call it a catalyst project for the long-awaited Quarters redevelopment of the inner-city area east of downtown.

“It’s taken a long time to come up with a project that is worthy of developing in this neighbourhood,” Mayor Stephen Mandel said.

He called it a cornerstone project that will spur development in the area. Already, the city is working with the arts community to build an artists habitat nearby and with the Chinese community on other projects, he said.

Edmonton Firms Head To Seattle Seeking Trained Workers To Fill
Manpower Gaps

EDMONTON - A newly launched campaign to recruit skilled workers from the United States by industry and the Edmonton Economic Development Corp. (EEDC) got a publicity boost from a major American news outlet Wednesday.

But the online report on FoxNews.com also had officials at the city’s economic booster agency scratching their heads.

The Fox program reported EEDC was wooing U.S. military veterans and active-duty soldiers across the border to fill as many as 114,000 skilled-labour jobs including working on Canada’s section of the Keystone XL pipeline — a project which isn’t scheduled to start any time soon since Keystone has not been approved in the United States. We've been having a pretty awesome summer here in Edmonton, and by awesome I am referring to our weather. The past two weeks have been terrifically hot (for this city) with a 'heat wave' pushing temperatures into the 30s. We've had sensational thunderstorms even with a bolt of lightening hitting our neighbour's house!

Unfortunately, the storms have caused much flooding in the South of the city resulting in water damaged basements, road and business shutdowns and even, ironically, the pool at the recreation centre to close. A smoky haze blanketed the city yesterday from wildfires burning up north. It has been an eventful summer so far.

Aside from the weather being hot, the real estate market is too. Mortgage brokers saw a sharp spike in purchases as a result of the mortgage laws tightening last week, bringing the amortization period down from 30 years to 25 on unsecured loans.

I've seen strong demand in suited homes and multifamily properties. Many deals change hands well before they hit the MLS and the good ones that do get listed are often pending on the first or second day. I had 3 potential MLS deals do the same on Wednesday and Thursday of last week.

My advice for the summer? Stay cool, enjoy the heat and target your properties wisely so that you can write an offer that gets accepted.

Rental's Hard To Find In Edmonton's Booming Economy

Edmonton's strong economy is making it harder to find rental housing because high migration numbers are driving down vacancy rates.

"When people are moving into the city there's an immediate demand for housing ," said Christina Butchart from the Canada Mortgage and Housing Corporation.

"Because we're seeing higher migration flows and an expanding labour market we're seeing this tightening of the rental market."

The vacancy rate is just below 3 per cent. While the number of available vacancies has dropped since last year, it is still far cry from the one per cent rate seen during the last boom five years ago.

Still, prospective renters are having problems. Matthew Wood is moving from Ontario to Edmonton after his wife found a new job. However, his attempts to find suitable accommodation have been unsuccessful. GRAB THIS STORY

Edmonton Adds 10,000 Jobs In June Due To City's "Unique Environment"

EDMONTON - Edmonton bucked national and regional employment trends in June, adding 10,000 full-time jobs over the last month, according to data released by Statistics Canada on Friday.
The city’s unemployment rate dropped from 4.9 per cent in May to 4.4 per cent last month.

“The contrast between what’s going on here in Edmonton and what’s going on in the rest of the Canadian economy couldn’t be more stark,” said John Rose, the city’s chief economist. “The rest of the economy is struggling.

“We’re in a very unique environment here.”

Data for the whole province shows a slight decline in job numbers from May to June, including in manufacturing and construction, but both sectors grew in the greater Edmonton area. READ MORE HERE

Oil Sands Tapping Military Veterns To Fill Jobs

EDMONTON — When Heather Reid broke her ankle in a training exercise after seven years in the military, she suddenly found herself in an unfamiliar place: the job market.
But then she found Alberta’s Prospect Human Services, a job agency tha t launched a program this year tailored to Canada’s veterans. The program immediately caught the attention of the oil industry, which has been struggling with a critical labour shortage since the middle of the last decade.

Traditional labour pools, such as employees who commute from the country’s east coast, are not deep enough to meet demand in an industry that needs to fill at least 9,500 jobs by 2015, and between 50,000 and 130,000 positions by 2020.

And while the efforts of agencies like Prospect to reach injured and retired veterans from Canada and the United States will not solve the labour problem on their own, they serve as an example of the creative thinking that will be needed to address one of the oil sands’ most urgent challenges. Crazy Prairie Weather

Two nights ago Edmonton had an intense lightening storm. It was focused on the southside of the city. You know when you gauge the distance of the sound of thunder to the lightening flash? I could just count 1.. and then the lightening would arc across the sky. It was amazing, beautiful and terrifying. A house 1 block away from mine was hit and burned. One strike turned on my car alarm.

This video puts 30 minutes of this storm into two. Nature IS formidable.

Edmonton Nightlife Generates Generates $686 Million For City
Vibrant Nightlife Necessary To Economy, Says Report

Edmonton’s late-night entertainment economy creates thousands of jobs and generates millions of dollars per year, according to a city report.
Bars, lounges, nightclubs, casinos, music venues, and after-hours clubs generated $686 million in 2010, the last year for which data was available, said the report completed by Responsible Hospitality Edmonton and the city’s chief economist.

“By conducting economic analysis we can better understand the economic significance of this sector,” said John Rose, chief economist. “And our analysis shows that Edmonton’s late-night entertainment economy is vibrant and thriving.” READ MORE HERE

Edmonton Posts Nations Second Lowest Inflation Rate

EDMONTON — The Edmonton region had the second-lowest rate of inflation in the country in May, according to Statistics Canada.

Consumer prices in the Edmonton census metropolitan area rose 0.4 per cent in the 12 months to May, behind only the Calgary CMA at 0.3 per cent, the federal agency reported Friday. On a monthly basis, prices declined by 0.3 per cent in Edmonton.

Among provinces, Alberta had the lowest rate of inflation in Canada, with prices rising 0.4 per cent in the 12 months to May. Compared to April, prices fell by 0.3 per cent.

Nationally, the federal agency said the energy index fell 1.6 per cent in the 12 months to May, its first year-over-year decline since October 2009. Natural gas prices (16.6 per cent) continued to post declines. Gasoline prices decreased 2.3 per cent, after 22 months of year-over-year increases. FOLLOW THIS ARTICLE

CALGARY — Alberta will be the country’s leader in economic and employment growth in the next two years, says a report released Tuesday by RBC Economics.

The report said Alberta will see real GDP growth of 4.0 per cent this year followed by 3.9 per cent next year while employment growth will be 2.8 per cent this year and 2.6 per cent in 2013.

The province will top all provinces in both categories in each of the two years with the exception of GDP growth in 2013 which will tie it for the best in the country with Saskatchewan. GRAB THIS STORY

Home Affordability in Top Markets Deteriorates: RBC

Royal Bank of Canada says home ownership was less affordable in most major Canadian cities during the first quarter, although Calgary and Edmonton bucked the trend. In Calgary, by contrast, only about 36.7 per cent of pre-tax income would be required to pay for a standard bungalow – unchanged from the previous study – and in Edmonton the index improved by 0.4 percentage point to 32.4 per cent. Alberta Shows Economic Strength

 Do you know where you can find Canada's lowest inflation rate? Right here in Alberta, with Calgary at 0.09%. And the second lowest rate of inflation is Edmonton, at 1%. Canada's national rate of inflation is 2%. With lower taxes and higher incomes this makes Alberta one of the most affordable provinces to live, according to the RBC's Affordability Index. There are arguments for an increasing inflation rate (home values go up/capital gains: more renters) and for a slowing rate (renters turn into buyers: more affordable to buy/better value). Either way you slice, with a strong economy you are doing well.

I was at a great event where Richard Dolin was presenting. His topic was loosely about branding. It made me think - what is Alberta's brand? Is it an economic powerhouse, festival city, home to the youngest workforce, a wild entrepreneurial hotbed with untamed natural beauty? Or is it the only place to go when you need a job, home to polluting oil sands, money-hungry businesses and a too-high murder rate?  I would argue that Alberta is a wonderful place to live, full of opportunity and clearly agree with the former positive 'brand'. But what the brand really is is what the majority of people believe it to be and talk about it being.

Brands change, grow and morph according to the underlying 'truth' of the brand. You'll find many people who live in Alberta because they love it, thousands of tourists who visit it because of its splendor. You'll also find homesick camp workers with drug problems that ache to get out. Richard presented the idea that YOU are your brand. What you do everyday, what you do at work, on the street, with your family and friends is who and what people think of you: your brand. A more familiar word is 'reputation'. As society becomes increasingly tech oriented perhaps we will find websites that review our personal brands as we peruse other brands online? No wait...Facebook, LinkedIn, Singles, My Space, etc..

Construction On Condo Towers Overlooking River Could Soon Start

EDMONTON - Construction of long-delayed condo towers overlooking the North Saskatchewan River valley could start by year’s end under a proposal to reduce the size of the project.

Zoning for a 1,000-unit development near Jasper Avenue and 85th Street, now called the Edgewater, was approved in 2009, but as the economy sagged, it wasn’t feasible, architect Brad Kennedy says.

Take Alberta’s energy patch. For all the bad press it gets from uninformed critics, its engineers and geologists are rather creative when they need to be. Applications of innovative solutions abound. Think of the steam-assisted gravity drainage technology in the oil sands, which uses much less water and no tailings ponds. Or the achievements in human safety, which have produced a record that is among the best in the world.
