I'm inspired by triple-triple.

That's a meme started by a young Edmontonian  that decided to pay forward 500 double-doubles at Tim Horton's. He inspired a trend that has seen at least three other people, in three other cities across Canada follow.

What Debate? Canada is Ready for a Clean Energy Future

Premiers Positive About Pipeline From Alberta to New Brunswick

The premiers promoting a west-east oil pipeline are “bullish” on its prospects after TransCanada Energy, the company behind the proposal, signalled it is moving closer to being able to build it.

The topic, however, had to be dealt with delicately at a Council of the Federation meeting in light of the disaster in Lac-Mégantic, Que., in which a train carrying crude oil derailed and blew up.

The pipeline would run from Alberta’s oil sands to refineries in Saint John, N.B., traversing six provinces. TransCanada has been working to secure commitments on oil shipments that would make the project viable, which it indicated is going well.

New Brunswick Premier David Alward was similarly optimistic, and said he has had good signs from the other provinces.  READ MORE HERE

Giving coffee forward gets trendy

I wrote about the man who donated coffee at Tim Hortons to the next few hundred patrons. Since then it has happened three other times.

The comments on this article range from gratitude to disdain calling it a publicity stunt. Since most of the donors remain anonymous it seems a horribly ill thought out publicity plan....

A quick aside I'm sure everyone is waiting to find out of Michael Dunahee has indeed been found, after 22 years, living in Surrey. It would be such a wonderful ending to a terrible story. I keep checking google but no news yet.

Paying it Forward Double Double Style

A man (angel on earth) walked into Tim Horton's and paid for the next 1000 coffees - what a great gesture and that means a lot to Canadians - free double double? Nice.

I think this is a great story. I initially heard about it on the radio and I am surprised it made print amongst all the 'bad' news. Paying it forward is cool. Do it with action, money or intention.

Another neat thing I learned was that my neighbourhood has a Facebook page, that's just plain awesome. It list community events, businesses and mainly interaction and activities for our 'hood. If your neighbourhood doesn't yet do this, why not start it?

My 1000th Blog!

I posted my 1000th blog and only noticed after I was at 1002. It's been about 7 years of blogging - I started in 2006. I remember my first post.

I've been a lax blogger and prodigious at times over the years 2007 was my peak with 248 blogs. Then came children....

Since I've started blogging we've been in a few books, numerous magazines, become a regular contributor to real estate sites so it's certainly paid off.

Beautiful Lakes around Edmonton










We took a day off on Sunday and went to the lake with our sons. Todd and Ronan went out in our 300lb (not exact weight just very heavy) canoe.

 It was beautiful. Pristine lake, nice weather, not crowded and a great clean site.

This was all about 1 hour from my door. Usually we would try and tackle K-Days but none of us seem into it this year.

I'm always so happy to go to the River Valley. It's minutes from our house and amazing but was it ever nice to go a bit further and see another part of Alberta.

Edmonton Stories

Every few months I got to the Edmonton Stories site. I love reading about people moving to Edmonton and what brought them here.

Recently we've seen a huge transition of tenants moving to home owners. I've had about 8 vacancies this month half of which are tenants moving into their own home.

It proves the  transition that you'll hope to see in your rental property. People come to the city and rent your home, then they move and buy a home. That means that your property has two sources of income either as a rental or at sale. It's a natural transition.

Labour shortage costs Alberta Billions
I'm torn on this. Ideally the province (or arguably, the country) should first draw from its own labour pool before outsourcing. If it involves more training and extending the opportunity for employment to other provinces, than that is fantastic. But, if you have a complacent work force that isn't willing to do the work available - then hiring, training and providing an opportunity for those abroad is proactive. My comment is simplistic and assumes that salaries are balanced and workload equal based upon experience. JUMP

Danielle and I were talking about the need, want and habit of complaining. Danielle read  in Gaye Hendricks' The Most Important 14 Pages You'll Ever Read In Your Lifethat if you complain more than three times about anything then it is something that you are inviting into your life that you need to 'clean up'. And how true that is.

I look at my simple annoyances and am often pushed to put them off rather than 'fix' them; it could be the need to organize the cupboard to caulk the tub. If the recurring complaint is BIG, tackle it faster and 'eat that frog'.

Some things take more time to complete but when they are approached quickly, can save a lot of pain; after all that is what we (people) are trying to avoid.

Alberta to Lead Canadian Economic Growth 2014

CALGARY — Alberta is expected to lead the country in economic growth next year, according to a new report released Wednesday by TD Economics.

The report said Alberta’s Real GDP growth will be 3.6 per cent in 2014 following a 2.8 per cent hike this year. Economic growth in the province in 2013 will be behind only Newfoundland & Labrador’s nation-leading 4.5 per cent increase.

“Despite the recent flooding, Alberta will be one strongest economies in Canada in 2013. Total energy sector revenue and reinvestment is expected to be higher than in 2012, when provincial GDP growth was four per cent,” said Ben Brunnen, a Calgary economic consultant and former chief economist of the Calgary Chamber of Commerce.

“Our unemployment rate is low, net interprovincial migration is high, and May residential building permits are the highest they’ve been since 2007. While the recent flooding will take some of the wind out the economic sails for southern Alberta, particularly in the retail sector, major project announcements such as the Brookfield Herald block and the Telus Sky demonstrate long-term confidence in Calgary and Alberta’s fundamentals.” FOLLOW THIS ARTICLE

Oil Rises Near US $106 a Barrel for 3rd Weekly Increase, Gasoline Futures Soar

NEW YORK, N.Y. - The price of oil rose to near US$106 a barrel Friday, supported by continuing tensions in Egypt and a sharp drop of U.S. crude stockpiles.

Benchmark crude oil for August delivery gained $1.04 to $105.95 a barrel on the New York Mercantile Exchange.

Even with a drop of $1.60 a barrel Thursday, the price of oil rose $2.73 this week and is up nearly 10 per cent in July.

Oil has risen from around $97 on July 1, mainly for two reasons. Traders are concerned that unrest in Egypt could affect oil shipments through the Suez Canal, a key shipping lane. And U.S. supplies of oil and gasoline have dropped dramatically in the past two weeks, signalling a rise in demand in the world's largest economy.

Brent crude gained $1.08 to $108.81 on the ICE Futures exchange in London.   GRAB THIS STORY

Pay-for-use lounge takes off at Edmonton airport

Domestic and international travellers who face long waits at the Edmonton International Airport can now enjoy a first-class lounge experience with the opening of a new pay-for-use facility.


On Thursday, Hong Kong-based Plaza Premium Lounge officially opened a 4,520-square-foot location at the airport's domestic-international departures lounge. A sister facility, in the airport's U.S. departures terminal, opened in 2012.

The lounges are open to all paying customers, regardless of airline or travel class, and cater especially to business and conference travelers.

Plaza Premium Lounge got its start when founder Song Hoi See left his job as an investment banker to start his own business, leaving behind the luxury of first class for the rigors of economy class.  READ MORE HERE

Simple answer? Oh YES, it could and probably will!

I was reading the Globe and Mail online today when a link on the side caught my eye. The title "Could investment in a second property go sideways?" I chuckled. If you have to ask then you shouldn't be buying a second property...

However, there are so many "Real Estate Riches" seminars that tell you how great real estate is (which it is) showing the insane returns possible (which there are) because of the leverage a mortgage allows. The allure is strong but the hours, days and years of WORK after the thrill of buying your investment is almost never covered.

I want to tell you, as a seasoned investor, that the most important thing you should think about when you buy a second property is it going sideways - and what your Plan A, B, C to X will be.


When you can handle any situation that your property throws at you, you are a real estate investor.

Bad Things that have happened in my rentals:
Floods
Mould
Death ( Natural and Unnatural)
Evictions
Destruction
No rent
Huge Renovations
Tenant Bankruptcy
Midnight Moves

Good things that have happened in my rentals:
Exponential ROI
Excellent tenants that improved the property
Insurance Funds coming through
Helping tenants become homeowners
Getting my initial investment out and still having the property
Mortgage free ownership
Cashflow every month
Repairs on or under budget
Increase in flexibility/time/freedom

It's ying and yang! No investment is all up and no down. That's just a life fact and yes - it even applies to investments.

Our hearts go out to all the folks affected and displaced by the terrible floods in Southern Alberta.
I've experienced a few disasters from a flooding neighbourhood that had everyone sandbagging the sewer and streams to earthquake support and charity drives overseas.

Lamphier: Little to back up all that racket about U.S. style meltdown in Canada

EDMONTON - Think of it as a battle of nerds.

As slugfests go, it’s pretty tame stuff, to be sure. There will be no Zdeno Chara-style smackdowns in this polite intellectual bunfight. But Paul Krugman’s warning that Canada could be hit with a U.S.-style “deleveraging shock” has unleashed a flurry of counterpunches from Bay Street’s practictioners of the dismal science.

Personally, I think Krugman, a high-profile, Nobel prize-winning economist who also writes for The New York Times, is all wet in this case. But more on that in a moment.

First, let’s recap. On his Times blog last week, Krugman said a recent visit to Toronto to accept an honorary degree got him thinking about Canada (clearly, a rare event in itself for many who reside in The Greatest Nation on Earth, but that’s a topic for another day).

“Famously,” he sniffed, although Canada’s “old-fashioned boring banking system avoided getting caught up in the global financial crisis,” a day of reckoning may be coming, due to high Canadian consumer debt levels and persistently strong housing prices.  FOLLOW THIS ARTICLE

Alberta Economy To Be a Canadian Leader Over Next Two Years

CALGARY — Alberta’s economy is positioned to grow at the top-end of Canada’s provincial economic growth rankings in 2013 and lead the country in 2014, says a new report released Wednesday by RBC Economics.
The Provincial Outlook forecasts provincial real GDP growth of 3.0 per cent this year, down from 3.8 per cent in 2012, which was the best in Canada. This year’s economic growth in Alberta will be second in the country only to Newfoundland & Labrador’s 6.0 per cent hike.

In 2014, Alberta is forecast to lead the country with growth of 4.2 per cent.

“We expect Alberta’s economic boom to continue largely unabated this year with the majority of indicators so far pointing to rapid growth. Crude oil production is on an upswing, construction activity is rapidly expanding, and, in the second quarter to date, housing starts are at the highest level since early 2008,” said Craig Wright, senior vice-president and chief economist of RBC. “Attractive job prospects continue to be a beacon for workers from outside the province, which has boosted Alberta’s population growth above the three per cent mark for the first time since 2006.”   GRAB THIS STORY

With its entrepreneurial spirit, Alberta is no one-trick hydrocarbon pony

Like most Albertans in the 80s, I remember the question that loomed like a nasty storm cloud on the prairie horizon: What happens when we run out of oil? It was a logical question – since oil was finite, it seemed sensible to conclude that we would eventually run out. And then what?
Three decades later, that question has been answered. Alberta will never, ever run out of molecules of oil in the ground. With new technologies that have untapped the oil sands, we now have more potential resources than ever before. There’s no way we will ever run out.

But now even stormier questions bear down on Albertans: What happens if no one wants to buy it at the price we require to dig it up? Or worse, what happens if we can’t pipe it out of here? These uglier realities are creating some worry lines on the brows of the Armani-suited in downtown Calgary. Edmonton Rains

 Calgary may see a decade long recover to the floods over the last few weeks.  It's terrible. I'm sure as evacuees slowly start to return home the damage may seem insurmountable.

 Last year we had  flooding in Edmonton after particularly heavy rain and thunder storms.  One house on my street got struck by lightening and burnt to the ground. They've just started building the new foundation this summer.

One of our Millwoods places had $10k in damage. The City Flood Assistance program helped financially with the damage but there is always costs that aren't covered. Luckily I have a pretty sold reno team.

Repair costs are debilitating but there are time costs -  lost rental time and nevermind lost sleep!

I wonder if this kind of flooding must be disclosed at sale too? That would also equate to lost property value in the future.....

Ending homelessness now - Edmonton

I'm very happy to hear that nearly halfway through Edmonton's 10 year plan to end homelessness the city is seeing remarkable results - the best in Canada.

"An early adopter of a Ten Year Plan to End Homelessness and a strong advocate of the Housing First approach, Edmonton moved aggressively to reduce homelessness,”   “It has shown the strongest results for a large city in Canada, with a 30-per-cent reduction in overall homelessness since 2008.” Canadian Homelessness Research Network

Like Fish in Water

China Looks to 'Deepen' Energy Ties with Canada: Zhang Junsai

CALGARY — China is counting on “breakthroughs in energy trade” with Canada to help fuel economic growth in the world’s most populous country, one of the country’s top diplomats said Thursday.
Speaking to a Calgary business crowd, Zhang Junsai, China’s ambassador to Canada, said his country is prepared to “deepen” ties with Canada on infrastructure development to help move the country’s oil and natural gas to the West Coast for export.

China’s state-backed energy companies “are watching the development of infrastructure, including pipelines of oil, pipelines of gas,” he said, addressing a question from the floor. So long as there are no political obstacles, “definitely they will come and invest into that.”  FOLLOW THIS ARTICLE

Media Tycoon David Black's Kitimat Oil Refinery Gets Chinese Backing

CALGARY • British Columbia newspaper publisher David Black said China’s largest bank has agreed to provide financial backing for his proposed Kitimat-based heavy oil refinery.
The refinery would cost $25-billion to build and all its output would be sold to Asian markets, Mr. Black said in a statement Thursday.

Mr. Black’s company, Kitimat Clean Ltd., and the Industrial and Commercial Bank of China (ICBC) signed a memorandum of understanding in which ICBC agreed to be the refinery’s Chinese financial advisor and cooperate in financing it and associated pipelines.   GRAB THIS STORY

Alberta Business Owners Upbeat Over Prospects of Growth
40% Expect Province's Economy to Improve

CALGARY — Alberta business owners are upbeat about their province’s prospects for growth, says a survey released Friday by BMO.

The survey, conducted by Pollara, said 19 per cent of Alberta business owners cite the strength of the local economy as the main advantage to doing business in Alberta; 15 per cent see taxes, which are low and stable and have helped support economic growth, as beneficial; and natural resources are cited by 11 per cent as a key aspect of the province’s competitive edge.

“The recurring theme in Alberta among business owners remains a real sense of optimism, both for the major cities of Calgary and Edmonton and the province as a whole,” said Mike Darling, vice-president of commercial banking for BMO Bank of Montreal. “This sentiment is largely driven by the oil and gas sector, which has seen expansion and growth across many areas of the industry.”   READ MORE HERE

Mortgage rates to rise - Peter Kinch

Peter Kinch, one of Canada's leading mortgage lenders, thinks that some fixed mortgage rates are on the rise.

"Say what?  How can rates be rising when the media keeps telling us that there won't be a change in rates until 2014?

Well the media is talking about the Bank of Canada Prime Lending Rate and yes, there is no change there - But that doesn't mean that there won't be a change in the 5 year fixed rates.

Fixed rates are governed by the BOND YIELDS - and they have jumped up significantly.  As the bond yield goes up - so too does the long term fixed rate.

Translation:  Look for a jump in the 5, 7 and 10 year rates over the next 72 hours"

Alberta Consumer Confidence: Albertans Most Optimistic About Canadian Economy

Canadians aren't too optimistic about what the country's economic future holds, that is, unless those Canadians live in Alberta.
The latest RBC Canadian Consumer Outlook released Thursday morning shows the majority of Canadians feel less confident about the state of the national economy currently compared to the previous quarter.

"The RBC CCO indicates that economic mood in Canada has darkened over the last quarter... the first time in nearly two years that there has been an overall decrease in the national index," the report states.

"Only six-in-ten (60 per cent) Canadians think the economy is in good shape (down a significant eight points since last quarter). More Canadians believe the economy will worsen in the next year (30 per cent) rather than improve (26 per cent)."  FOLLOW THIS ARTICLE

Alberta Oil Sands Production Likely to Double by 2022

CALGARY — Alberta’s Energy Resources Conservation Board said on Wednesday it expects output from the province’s oil sands to double to 3.8 million barrels a day by 2022.
The board, which regulates the province’s oil and gas industry, said it expects oil sands production to hit 3.8 million bpd in nine years, up from 1.9 million bpd in 2012.

Canada’s oil sands are the world’s third-largest crude reserves, behind Saudi Arabia and Venezuela, but the biggest open to investment by private oil companies.

The expected increase in production in Alberta is based on new projects and expansion of existing projects by companies including Imperial Oil Ltd, Canadian Natural Resources Ltd and Suncor Energy Inc, among others.  GRAB THIS STORY

Albertans hurt by deep budget cuts due to shrinking provincial revenue from discounted bitumen prices may question the province’s bold buildup of its international presence.

The come-from-behind victory of Christy Clark’s Liberals in Tuesday’s British Columbia election comes as a big relief to those involved in Western Canada’s energy-based economy, but the close call must serve as an impetus to find a fairer way to share the risks and benefits of development.

To the extent that the new strategy, announced Friday in Calgary, helps Alberta deal with concerns about whether it’s a responsible oil producer, it is a necessity.

Without new export pipelines and new oil customers, the future of Alberta’s economy, and as a consequence the government’s ability to support its programs, is grim. Already, the energy sector has dialed down growth plans while waiting for pipeline decisions to be made.  READ MORE HERE

Alberta still has work to do

 Although we rank high out of resource rich jurisdictions, a lofty 7 out of 58 regions, we still have to work on environmental assessments, royalties distribution and management of the Heritage Trust Fund are keeping us from really soaring.

"Andrew Bauer, economic analyst with Revenue Watch, said Alberta is “doing really well” but royalties and environmental assessments are in need of improvement.

“These resources belong to the citizens, and the question is always: How do you split the profits between companies who are doing the extraction and the government that owns the resources on behalf of the citizens? 

“Alberta receives a very low share of resource rents relative to other oil- and mineral-rich jurisdictions,” Bauer said. “The discussion around how much Alberta gets and how much Alberta should get, it’s just not happening.”

Alberta Forecast to Lead Economic Growth in 2014

Alberta's economy will be second to Newfoundland & Labrabor in terms of 2013 growth before leading the country next year, according to a new RBC Economics forecast.
It said Alberta's real growth domestic product will increase 3 per cent this year, with Newfoundland and Labrador at 5.1 per cent. Nationally, growth is forecast to be 1.8 per cent.

The RBC report says Alberta will best all provinces in 2014 with real GDP growth of 4.2 per cent.

Statistics Canada last week said Alberta, for a second straight year, led the country with growth of 3.9 per cent in 2012, compared with 1.8 per cent across the country.  GRAB THIS STORY

International Price Gap for Heavy Oil a Wasted Opportunity for Alberta

Heavy oil producers are receiving top dollar in international markets, even as Alberta oil sands producers face ongoing frustration in trying to reach the refiners who are eager to process their diluted bitumen.

Petroleos Mexicanos (Pemex) competes with Canadian heavy oil producers in the Gulf of Mexico, and its heavy Mayan crude is currently priced at $96 (U.S.) a barrel, $5 more than the trendsetting light crude, West Texas Intermediate, and nearly $30 more than Canadian heavy crude was fetching in the North American futures market.  GRAB THIS STORY

As we dip into Q2 its like a touch of spring optimism with the occasional chill of winter caution. You can see some interesting developments in Northern BC and Western Alberta in regards to Suncore's sale of their conventional gas play to two U.K. based companies. I see this as a very positive sign for Suncore to redeploy this capital (along with the cancelled Voyageur upgrader) to the proposed Kitimat LNG port.

I also think that Centrica and Qatar will be keen to develop (and export) their newly acquired fields. Gas has taken a beating the past few years peaking at $14 BTU and wallowing at $2 BTU but is trading near $4.20 at the time of writing. Although most drillers want to see north of $6 to drill more, we're heading in the right direction.

Many of the economic drivers we research are lined up. Where the market seems to waiver is in confidence of which direction the global market will turn. Overall - we're sailing with a strong wind behind us.

Centrica, Qatar Buy Suncor's Gas Fields for $1 Billion

Centrica Plc (CNA) and state-run Qatar Petroleum agreed to buy natural gas fields from Canada’s Suncor Energy Inc. (SU) for C$1 billion ($981 million) as the largest U.K. household-energy company seeks added supplies for North American customers.
The assets, mostly in southern and central Alberta, will be operated by Centrica and produce about 250 million cubic feet of gas a day this year, the company said in a statement today. Centrica will own 60 percent and Qatar Petroleum International 40 percent. The deal is Qatar Petroleum’s first investment in an overseas gas field and the first by the two companies under a cooperation accord signed in December 2011. 

“The acquisition provides attractive returns in a region we know well, and significantly increases the size and quality of our portfolio,” Sam Laidlaw, chief executive officer of Windsor-based Centrica, said in the statement. Will Eastern Oil Pipelines Lead to Lower Prices at the Pump for Canadians?

The Conservatives in Ottawa are staunch supporters, the New Democrats have called it a “win-win-win” and the premiers of Alberta and New Brunswick have loudly touted the benefits of an oil pipeline from west to east.

But the degree to which Eastern consumers will benefit at the pump is unclear, as it’s up to the pipeline’s customers – oil producers at one end and refineries at the other – to determine which barrels go where.

More oil and natural gas processing in Alberta could bring in an extra $600 million

CALGARY — A multibillion-dollar project to send Alberta oil to the East Coast won federal political support on Tuesday and will likely also be supported by producers, an analyst says.
A new report says Alberta could take in an extra $600 million in annual revenue if there was more oil and natural gas processing in Alberta.

The report says processing locally instead of shipping raw to other jurisdictions could increase the province’s gross domestic product (GDP) by $6 billion a year, creating 18,000 new jobs that pay $1.8 billion a year in salaries.

The paper by a University of Calgary economist was commissioned by municipalities and energy companies in the Edmonton region known as Alberta’s Industrial Heartland Association. GRAB THIS STORY
