Top 10 Things I Learned About Edmonton
Our friends and partners Steve and Leigh Anne suggested we do a 'Top 10 List' of the things we discovered since moving to Edmonton, and we thought 'Hey, what a cool idea!' so here it is in no particular order.
Top Ten Things I Learned Moving To Edmonton:
1. Edmonton is truly a vibrant and lively city - There are tons of festivals to see, music events, food fairs and outdoor entertainment. You've got everything from Dragon Boats to the Fringe Festival to The Grape Escape. Early this summer I had the pleasure of meeting and seeing Italian Rudi Macaggi perform in downtown Edmonton.
2. Its tough to find a great restaurant - I can enjoy a good meal prepared and served along a dirty side street stall in Saigon or a posh Tokyo eatery. But, I admit I have had a hard time finding an all around decent restaurant here. I'm sure that there are lots, I just haven't found the 'right' one for me. I've had plenty of pretty good meals, but nothing mind blowing yet. The theme seems to be a more corporate style of restaurant and that's ok. I often go to places like these for lunch meetings. It is when I'm searching for the creative soul and palate of an artist that I've run into challenges.
3. Summer is hot! I heard this year's summer was pretty chilly but we enjoyed many days in the sun, barbecuing and swimming in the lakes. The days were long, hot and for the most part, dry. Yeah, I know what you're thinking.. But wait until winter. I'll tell you about that in a few months time.
4. There is an abundance of nature within the city - We were surprised to see big jack rabbits hopping about, the odd coyote and lots of prairie dogs all within the city roads and parks. In fact Edmonton has the most green space for a city this size anywhere in North America. Folks are active running, cycling and rollerblading all about. There are even a few magnificent buildings with classic brick and stone architecture to be seen. Ahh yes and the prairie sunset - a thing of unique and extended beauty.
5. Multiculturalism - I enjoy picking through baskets of fresh fruit at my local produce store. My fellow shoppers chat away in a variety of different languages and you can always learn a new way to cook eggplant while getting a different viewpoint and insight into other cultures.
6. The economy IS booming - Driving around I see more and more help wanted signs. The roads are busy with new construction and improvement. I get plans in the mail for proposed LRTs and see the upscale elegance of new neighborhoods like Rutherford, Summerside, Brintnell and Griesbach.
7. Friendly people - Albertan's are quite forthright and generally pretty genki, as we say in Japan. The general 'feel' is that of the entrepreneur with signs on trucks and lampposts coaxing potential customers to try the services for hire. People here also say 'Mnn-Mmn Bye' and 'Mnn-Mnn Thank you' here.
8. Coffee drinking - Well, not just any coffee, but Tim Horton's coffee. Folks line up everyday in the early morning to buy the stuff and scoff down the delicious donuts. This is more of a cult like appreciation than any Starbucks trend. Tim's makes some tasty sandwiches too.
9. Hot Deals - If you know what to look for you can always find a good deal. I'm talking about real estate mainly, but there is also an abundance of opportunity for those willing to create a business or service to a niche clientele. There are many potential customers here ready for you to serve.
10. Cheeses with names I can only pronounce when gesturing wildly - Yes, the Italian supermarket has an awesome variety of cheese along with meats, coffee and pastas. A great place to meet people for an espresso or black tea.
That's my 'Top 10' for better or worse. I'd like to hear your additions, so email them away!

I Love Getting In My Car
For the last 5 years driving long distances in my car is an absolute pleasure because I'm a member of Audible.com. In fact sometimes I'm sad when I have to park because I'm so captivated by the audio book I'm listening to.
Right now I'm into Steve Chandler's The Story Of You it is such a GREAT book. Basically the only one writing and telling your story is you and you can change it - to anything at anytime like now.
Your story is whatever the monologue you have in your head or the reasons you give for why your life is a certain way.
It's that simple. The book really sticks with me for a strange reason. I really admire Arnold Schwarzenegger - I read his biography once and basically he sets his mind to do something and does. Top body builder, A-list actor (with a thick clunky accent!), now Governor of California. It's clear this is a guy who knows how to achieve things that many people tell him are impossible.
Anyway, I saw an interview where he a reporter asked him a question about his alleged womanizing and if his wife was going to leave him. His response " That's your story not mine."
I couldn't figure this out FOREVER. Finally with this book I see that Schwarzenegger's story doesn't include a wife that will leave him or maybe some other interpretation I'm not privy too. All that matters is it's not his story and he's not getting sucked into someone else's story about him.
That's powerful!

Define Your Success
Wow! What a hectic few weeks. Ronan and I got to spend a delicious week with our family - what fun! He actually took the picture I've used for this blog - not bad for a two year old...
The only downside of holidays is the amount of work you come back to after one. I'm busy catching up still.
Yesterday as I was driving I heard Andre Agassi on CBC radio. I was only able to hear a short clip but what I heard was wonderful. Andre was asked how young people can be successful and he said by defining what your idea of success is.
Before you take any step in any direction you must decide what YOU require to feel successful. Not your mom, not your dad, not what anyone else says is success but what you determine. By doing so you will save yourself a lot of frustration, disappointment and perhaps feelings of failure.
What great advice!
So what is your definition and have you reached it? Maybe you're there and you don't even know yet.

This and That
"This significant investment will help develop, attract and retain the world's best researchers at Canadian universities while strengthening Canada's long-term economic competitiveness." Minister of State Goodyear
"Tomorrow's prosperity depends on our ability to compete within a diverse, global economy — to get there, we need to start with competitive infrastructure," "World-class facilities are a magnet for global talent, and these funds make a tremendous difference in researchers' capacity to conduct leading-edge interdisciplinary research and discovery learning." Dr. Indira Samarasekera, President of the University of Alberta
Our government's efforts to attract the best and the brightest will not only improve our economy but also quality of life through research and discovery.
Alberta deficit predicted at $4.7 Billion - "The province says faltering markets, a stronger Canadian dollar, lower prices for natural gas and fluctuating oil prices continue to be factors contributing to the deficit.
"There is some good news," Morton said. "Canada is doing better than any other Western nation. Alberta is doing better than any other province.
"But we are an export-based economy, so what happens in the global economy affects us here at home."
That is good news that even with a deficit we a poised and ready to excel when the world economy regains it's balance. The one thing you will hear over and over again is that Canada and Alberta are in the best shape of the western world. Where else in the world would you put your money?
Fifteen Edmonton Districts Picked for Upgrades - "Fifteen Edmonton communities are scheduled to get new sidewalks and roads over the next five years, a city report shows."
"Initially, when we mapped this out, costs were still rising very quickly because of the boom"
“The good news was that costs have come in lower, because the economy slowed down and because we have a dedicated pool of funds we know will be there in future years, so we can enter long-term contracts” at a lower price. Councilor Don Iveson
Everywhere in Edmonton I see road work and improvements to infrastructure all this commits to a city growing for the future.

3 Days of Head Stretching
This past weekend was the opposite of spending time in the jungle getting your head shrunk, it was investing your time in the city getting your head s-t-r-e-t-c-h-e-d. I was at the REIN Multi-family investing event with many of you and had a fantastic time. For those that didn't get a chance to attend, you missed out seeing many dynamic speakers and some timely information.
We took a bus trip around Edmonton, St. Albert and Beaumont where we heard the local mayors speak about the economic fundamentals of the towns. Even if these areas aren't your targets, it is always good to hear what is happening and get your feet on the ground.
As the bus weaved its way through Edmonton, there were many neighborhoods we passed where our properties are within a minute's walk away- a testament to the diligence and system we use to select our properties for you.
Highlighting Saturday's event for me was Derek Lobo's presentation. Derek is North America's leading multi-family lease and marketing specialist. He touched on methods he uses to scour the market and pluck investment nuggets from. Thomas Beyer of Prestigious Properties (owner of a 1200 unit portfolio) also shared his insights into determining value and the stress involved in owning real estate.
Topping of the weekend was Terry Paranych - one of the most engaging, dynamic and off the wall folks in the real estate industry. Terry is a phenomenal marketer and salesman. He has created a portfolio of Edmonton properties that generate in excess of $100K positive cashflow per month. Read that last line again if you didn't catch it.... $100K per month positive cashflow. Terry gives back a lot and is a great guy to boot!

Duped or the Real Scoop
There is a real shift in client testimonials and word of mouth stories - and they're great, when they're true. We want to identify with folks like ourselves and generally trust our friends suggestions because we assume that they come with an added layer of due diligence.
When you see the anti-oilsands ads, what do you think? When you get emails for dirt cheap, cash flow properties in the US do you want to rush out and invest? It is powerful to use your network of connected friends when they have the same or greater level of quality, taste, knowledge, caution as you do... but it's never wise to let all the thinking be the responsibility of someone other than you when it comes to your health and money.

Husky to grow production in Alberta - MORE JOBS!
"While we have emerged from the recession in a very strong financial position, we are seeing that impact on the current production levels,"
Husky CEO Asim Ghosh
"Husky said it expects its 2010 production will be between 285,000 and 295,000 barrels of oil equivalent per day. That's a cut from an earlier estimate of 306,000 to 330,000 barrels.
Ghosh said Husky is looking to grow its "bread and butter" operations in Western Canadian heavy oil and is open to strategic acquisitions that would fit well with what it already has.

The $B's are coming back Alberta!
"A Chinese state company is investing big money in the Peace Country, a move that will likely provide more jobs in the oil industry north of High Prairie.
Calgary petroleum company Penn West Energy Trust signed a $1.25-billion deal with China Investment Corp. to finance operations in the Peace River oilsands area, the town said Thursday.
"It'll be doubling or tripling the (oil) production in the next little while," said Hilary Foulkes, Penn West's senior vice-president of business development.
Over the next 18 months the company will spend between $150 million and $180 million to develop its Seal Lake field operations, about 60 kilometres north of High Prairie.
It expects production to ramp up during this time, depending on factors such as licensing and government applications, Foulkes said." READ MORE

Now I didn't know that....

This blog is not only selling the sizzle and the story but giving facts. Everyone knows Nutella I've never really bought it but I have an idea about the product. I've always thought it was a very processed chocolate spread that couldn't be good for you.
Well today I found out I have Nutella all wrong. I learned that it's made from real hazelnuts, it has skim milk in it and only a little cocoa (not hyper sugar chocolate junk) AND that it has no preservatives.
WHO KNEW?
Well not me. If I had known this I would have been a loyal Nutella customer for years. It's only because of a marketing campaign that promotes these virtues that I even heard about this. Now Nutella has moved from a junky chocolate spread I don't want to eat to something I would feed my son as part of a healthy snack. I'm a sneezer too so I'll tell a lot of people about it like I am now.
Why didn't I know? Because nobody told me and I didn't bother to check. It makes me wonder what my clients don't know about my business that would benefit them.
For example
1. I offer cashflow properties a lot - Do they know that means they can get a cheque every month?
2. I often talk of money partners - Do they know that means they only fund the account and then three to five years later they get all the initial investment back PLUS 50% of all profits?
3. I use the term "hands-free" a lot - Do they know that means that they don't do ANYTHING but fund the account and we do all the work?
4. I talk about leverage all the time - Do they understand the value of the banks lending money toward our investments and how that allows them to invest multiple times?
Maybe they don't. So instead of flashy ads and confusing terminology it might be best to just straight out tell clients what you do and how that positively affects their future income/wealth.

Edmonton Streetfest
Todd and I were lucky to be in Edmonton to see the Streetfest this weekend. There were some amazing performances. We saw local hip hop dancers, a sword swallower and an juggler/acrobat named Mr. Spin. However, the most amazing of them all was Rudi Macaggi and Lea McGowan, whose acrobatic, balletic performance was truly amazing. They were so impressive that even my 2 year old son gave them a resounding round of applause!

Summer Sizzle and Sales
Dear Friends and Partners,
I trust that you're enjoying your summer as much as I am. It's turning out to be a busy one as we take advantage of the long days to get the most out of renovating and upgrading units. You'll see a lot of home repair specials at stores like Rona and Home Depot now.
Danielle bought a very economical, high efficiency, low flush toilet for only $119 for a basement suit. It worked out cheaper (this time) to buy the toilet on special, rather than using the contractor discount that we have. Wait a little longer and you'll start to see all the specials on BBQs and lawn furniture too.
We're in the process of upgrading a newly acquired 4-plex in the Prince Rupert area. One of the first jobs is to switch out the galvanized pipe to PEX tubing. You're probably thinking that that is a costly job, and you're right. But you know something? Having to do larger repairs is actually a good thing, especially when negotiating a deal. If you are sharp with your numbers and have a competent reno team in place you can turn turn-offs into turn-ons and a nice profit along the way.
I was able to negotiate a nice good price for the property, align my plumbers for the upgrade, improve the value of the property and reduce the cost of insurance all in a deal that others may pass on. Embrace "problems" so that they become solutions for everyone involved.
I appreciate all your calls and emails. I'm looking forward to helping you take your next step towards building real wealth. The time is now....

2011 is Alberta's year - TD Bank
"Alberta’s economy will lead the nation next year, according to a report released today by TD Economics.
The bank’s Canadian Economic Outlook report said the province’s real Gross Domestic Product growth will be 3.5 per cent in 2011 after a 2.8 per cent hike in 2010.
In 2009, during the recession, Alberta’s economy contracted by an estimated 4.9 per cent from the previous year.
TD Economics is forecasting real GDP growth of 3.6 per cent this year and 2.5 per cent in 2011 for the entire Canadian economy.

You are your friends

I was listening to CBC the other day and heard about a study done on how a person's chances of getting a divorce increase if a peer gets divorced. The percentage? 147% increase in likelihood. Unbelievable.
There have been studies showing how your friends and their friends can make you obese, influence your emotions and keep you smoking.
An old adages applies here ‘Monkey See, Monkey Do”. Dr. Nicolas Christakis says, “It’s spreading through ideas about what appropriate behaviors are.” In other words, “If I see you gaining weight, and I respect you, and want to emulate you in other ways, that changes my ideas about what is an acceptable body size.”
I can attest to the power of positive influence. You’ve heard “Your Network = Your Net worth”, this is very true. Not just about money but health, life and ideas.
Sure it’s easier to commiserate the trials of life (and even a way to bond) with friends. But, real progress happens when your peers and associates keep aspiring to do better and you jointly push to reach higher goals- that’s where real, healthy growth occurs. Mastermind groups and Focus Partners enable an excellent source to support, share ideas and experiences that propel you all forward.
Imagine Trump, Kiyosaki and Bransons' inner circle of inspiration and support.
It’s essential to have a partner, group or team to pull you up the ladder be it health, wealth or spirit. That includes being accountable for your own actions.
Alberta is set to lead Canada in economic growth make certain you have the right network to support your growth and success in this outstanding market.

How much will that cost?
Happy Canada Day!
I spent the last few days up in Fort McMurray visiting suppliers to the Suncor, CNRL and satellite oilsands projects. Many projects are gearing up for a busy Q3 and Q4 that will pick up speed in 2011. Drilling of new wells starts when the muskeg freezes up, so summer is a bit slower as projects are in the prep stage. There are 40 new wells going in South of Ft. Mac, too. And how about Edmonton? We're busy here with lots of development and opportunity, especially as interest rates remain low.
Moving forward I see the sweet spot (or should I say sweeter spot?) to be in niche multi-family properties. We've gradually been moving our focus towards these properties and our partners have been sharing the large cashflow rewards.
Give me a call and I'll fill you in on what we've got coming up. But for now this hot summer day beckons, have a good one eh

This and That
"The recovery now looks to be taking shape, with a sharp rise in home building activity and renewed interest in the oil and gas sector combining to fuel growth in the province," RBC chief economist Craig Wright.
You can feel "it" in the air in Edmonton. I talk to people everyday that are moving here for work and looking for a place to live. Everything points to a great year!
Tarsands Output Set to Double - "Canada will produce more than twice the amount of crude derived from tarsands by 2025 compared with what experts predict the bitumen-rich zones will churn out in 2010.
The Canadian Association of Petroleum Producers expects the tarsands to produce 1.5 million barrels of oil per day this year, and 3.5 million barrels per day by 2025."
Conventional oil drilling peaked a long time ago and off-coast drilling is not favorable the only thing left is tarsands like reserves. Alberta's reserves are safe, getting cleaner and already putting out.
It's not rocket science to see where the oil spot of the future is going to be.

I had an average day.
The biggest problem has always been the frenzied way I attacked this list. The pressure is immense. I start many tasks at the same time intending to be able to finish more quickly and often end the day with a few tasks finished, some half done and a lot of papers moved around my desk .
Then I listened to Michael Neill (Super Coach) the other day. He said we just have to try to have a normal day. Just do your best in day you have. You'll be happier and more successful.
I was. I crossed off all my A+ and they aren't easy things to finish! So from now on I'm having average days.

A quick memory of South Africa
Todd and I went to South Africa in 2006 we had a great time. I just wanted to share some beautiful photos we took there.
The best was the Ceres valley where they make the best guava juice and the Stellenbosch wine region. We bought a glorious red and a kicky white that we still haven't opened. I'll probably give them to my son when he graduates or drink them when I finally get him out of diapers whichever comes first!
The BBQ Saga

If there is one universal love in Canada it's barbecuing. We've been caught up in the frenzy after some really tasty fare at a friend's place. So caught up that we bought a barbecue. The gorgeous assortment of meats Todd bought sat in the fridge two days as the BBQ mocked us from the box.
The thing in my relationship is I'm the one that's good at putting stuff together, filling out forms and setting up anything that comes with a instruction manual. Todd shines in other areas. Anyway even I procrastinated over this BBQ. I mean it's dangerous if I do it wrong I could blow up my house!
As with anything hard once I started it and got into the flow of the gazillion small pieces that came with it I really got into it. It was a challenge and every small accomplishment was accompanied by a new sense of, "Look at me putting together a BBQ!"
Now it's done and we're grilling fruits and meats with gleeful anticipation. I think of all the other BBQs I can now put together.
And here I bring it to investing when we started we didn't know anything we had to learn slowly sometimes painfully. Sure it's risky you could lose money but we knew that taking control of our financial future was a better move than the risky "wait and pray attitude". Nine years later we're moving into big multiplexes, a first for us. To be honest I feel that same fear filled with excitement and know this is going to be a great ride!

Flipping isn't investing - Don R. Campbell

Cut the cancer in your team.
Ten years abroad leaves you with a big gap of what's going on back home. I left Canada 3 months after the Y2K flop and came back weeks after the Vancouver 2010 olympics. There's a lot in between there to miss. One thing I totally missed was the birth of the reality show. They are everywhere. Some are fantastic some not so much. After 10 years of Nihon Televison I'm kind of bingeing on English T.V.I've already professed my love for Til Debt Do U$ Part and I've grown to like the Millionaire Matchmaker because that lady's insight into the millionaires is amazing. I stumbled across one called Salon Takeover for the first time the other day.
Some Chicago salon was in danger of closing the stylists with the help of Tabatha Coffey. The show I watched the team really pulled together and made huge changes but one stylist. She fought it every which way. She swore, backstabbed and threw tantrums. Why? She had worked there five years and had some commitment to the salon. Her co-workers called her a cancer in the team.
I hazard it's her Upper Limit Problem or maybe she's one of the crabs in the barrel trying to keep the escapees down. Whatever it was she was let go and left in tears.
Like it or not these people can be in your team and I mean at work or at home. They are the first to say "It can't be done!" and do everything in their power to make sure it isn't - maybe sub-consciously. I've seen it in action and luckily have gotten rid of a lot of the "crabs" in my life but it's not over yet they always manage to come back!

This and That
By Clara Ho, City Hall Bureau. June 8th, 2010
Edmonton could reap huge economic benefits when the Grey Cup comes to town this November, especially with all tickets sold out five months before the big event, some say. "An event like the Grey Cup has the potential to bring in a significant amount of external visitors to Edmonton.
These expenditures of these visitors, over the duration of their stay, will stimulate and enhance the local economy," said Matt Jeneroux, of the Edmonton Economic Development Corporation.

Alberta Competitiveness On Stelmach Agenda
'Time to re-evaluate' how province fares
By Jason Fekete, Calgary Herald; Canwest News Service June 1, 2010
With its retooling of provincial energy royalties complete, the Stelmach government is launching the next step of a larger competitiveness strategy that will examine reforms in four other key sectors of the Alberta economy. Agriculture (grains and oil seeds), financial services, manufacturing and petrochemicals are in the province's crosshairs, as it looks to improve Alberta's competitive position both domestically and internationally. The World's Greatest Oil Show
Its been a busy couple of weeks since we spoke last. I attended the Global Petroleum Show in Calgary last Wednesday, and that was very impressive. Actually, my lunch at Teatro's was pretty darn good too. I was privy to a tour of the restaurant's kitchen and private dining room as well -ask for it next time you're in.
The Oil Show is touted as the largest one in the world. With huge displays, machinery and exhibits throughout, you'll believe it is. I met folks from across North America as well as from varied parts of the Middle East. There was some amazing technology and ingeniously creative devices. There is a ton of money, time and commitment being put in the Oilsands and the Energy industry as a whole.
Despite BP's massive black spot (both literally and figuratively) there are many individuals in the energy industry that care about what they do and have designed better ways to harmonize with the earth.
Here's a snippet from the show: Based on a followup survey after the 2008 show, DMG figures $25 billion in deals came together in the following 12 months thanks to contacts made during the three-day affair.
"They were selling $1-million pieces of equipment right off the show floor, so I would anticipate a very similar number," Show Organizer Wes Scott said.
I'll be up in Fort McMurray at the end of the month seeing that very same technology put to use.
I appreciate all your calls and emails. I'm looking forward to helping you with your next step towards building real wealth.

It's heating up around here.
You can tell when the seasons are changing, not only in temperature but in the amount of for sale signs that pop up like dandelions. Everyone wants to give a shot at selling their place just to test the water.I've seen everything from flashy fence long signs to a "for sale" hastily scribbled on a piece of cardboard. Guess which one I would call. The only problem with testing the waters is there isn't a lot of motivation to these sellers. You need to find the guy who has had his property listed since January. That's motivated.
However there are a lot of properties to look at and choose from. The only way to pick a flower and not a weed is to run the numbers!

Free is bad.
It's often true the only thing that helps people become money managers is having to deal with debt. I've become addicted to a show called Til debt do us part. It's fascinating how these couples have no concept of debt or responsible spending. By going in their homes and showing them how to live within their means Gail Vaz-Oxlade is teaching them a life lesson that will benefit them forever.
How about we have free financial planning courses in university or free budget building lessons or income expense sheet reading? Getting handouts never helps anyone. Look at our EI or Social Assistance set up. Like they say;

Canadians get the pink goo out of your eyes!

While other countries and continents are on the brink of financial ruin Canada, yes Canada, is becoming an economic superpower fueled by natural resources. Read this:
"Canada is at the beginning of an economic transformation that could see it replace the Middle East as the primary source of oil and gas, first (as it already has) to its largest consumer, the U.S., and then, more importantly, to the rest of the world.
Jeff Rubin, former Chief Economist at CIBC World Markets, wonders if Canada really wants to be an energy superpower, and Neil Reynolds, columnist and former Editor-in-Chief of the Vancouver Sun discusses Alastair Sweeny’s new book, Black Bonanza, and concludes that “Even Canadians don’t comprehend what they’re sitting on."
"The numbers Sweeny quotes are staggering, and while they are more commonly known today, its the revisitation of the realization, that we now live in the best country in the world, that got my attention again. Alberta oil sands contain one trillion barrels of recoverable oil, plus a whopping two trillion more in reserves, thanks to Roger Butler’s innovation of Steam Assisted Gravity Drainage.""

This is seriously exciting. It's like The Matrix when Keanu realizes he's naked in a pod of pink goo. Once Canadians realize what we're sitting on and the implications to our future, our finances and advances in environmental technology. They're in for a "waking up naked in pink goo" type eye-opener.
The only problem is how do you take advantage of this knowledge? This might help.
Love Thy Neighbour

Who can be everywhere at the same time? Little do you know that every rental property you own has a secret legion of protectors just waiting to help you maintain, improve and manage your investment. Who are they? Neighbours.
Your neighbours are your allies. Go talk to them ask them how the property is doing. Are the tenants noisy? Are they having parties? What's going on? Everyone living around your investment has a vested interest in your rental doing well.
Why? Because it's their home, maybe 10, 20 or 30 years of care, mortgage payments and dreams are being affected by yahoo tenants or equity building ones. For them it's serious.
I've experienced this a few times a concerned call often gives me ammo to correct a problem I might not see until the next 4 month inspection. Don't underestimate the power of those extra eyes.
However, make sure you're not asking the neighbour with the mattress and half rebuilt cars on the lawn!

There is a lot of pent up demand from both new and seasoned investors looking for the deals. One of the main reasons is the shift in attitude - folks are feeling more confident. Edmonton, Alberta: How Do You Heat Your Igloo?
Brian was one of my first international partners. He'd been based in Japan for four years working for a large software company from the U.S. We met on the 42nd floor of the Tokyo
Between delicate bites of bluefin tuna—which arrived fresh from Tsukiji market that morning—and sips of Shizuoka iced matcha, Brian asked me what I thought about the event. He commented that the Thailand land offer looked good and asked me my opinion on whether it was a "good deal" or not. I wasn't surprised by Brian's direct question. But what does shock me is how arbitrarily some folks can make their investment decisions.
I replied in a lighthearted way that spending my money on sunsets and sandy beaches is what I do when I'm on holiday, not when I plan and weigh out an investment option. Sunsets sizzle, and when we imagine the lifestyle associated with them, emotion takes hold and reason leaves the room.
Now, that's not to say there aren't great places to invest that are also visually appealing paradises; there are. However, they require the same kind of homework that I do on my property investments, target towns and provinces.
City Makeovers and The Future of Edmonton
It looks like the City of Edmonton and ProCura Real Estate is ready to do just that with plans to build a 708 unit Mayfair village in the downtown area.
"A lot of the things we're doing here can be done elsewhere. The game changer for Edmonton is about downtown, and Mayfair Village is a component of that. If we can change downtown, we can change Edmonton forever, and for the better." Randy Ferguson, ProCura's Edmonton-based COO Read More
Programs like REACH will also work to taking downtown and giving it back to law abiding citizens.
Slowly and surely the change to downtown Edmonton is coming. Soon Edmonton will have a downtown worthy of it's economic prowess, growing wealth and innovative future.

Rich Dad Seminar in Edmonton
Overall his impression was that the event skims over a lot of ways to get wealthy but doesn't support with any real meat. It's all sizzle. Which is good if you want to keep people coming back for more but doesn't work for those who are looking for real information. The host, Darren Weeks, an Edmonton multi-millionaire, was partially aggressive and a little condescending - but that's what wealthy are like right? At least it's the way we expect them to be.
We got a follow up direct marketing letter with some tips like; build your elevator speech, find a mentor and get a business card. Three excellent pieces of advice if you have a clear goal in mind to apply them too.
So the final rating? These seminars are not as evil as many would have you think, at least this one wasn't, however this event alone will in no way get you rich in Alberta or anywhere else.
Oh and networking time ZERO they were herded around and only got a three minute break - come to think of it the perfect amount of time to use your elevator speech....

Size is everything- mountains and property management

We spent the long weekend in Canmore, AB. It's a beautiful city with a 360 degree view of mountains. I'm sure I've been there before but it's a huge change after 10 years of Nikko, Japan. The MAGNITUDE is incredible. Canada is huge, the Rockie Mountains magnificent.
So size does matter. Whether it's mountains to foothills or a huge portfolio to a few rentals. Certainly my style of management would change if I had less properties to take care of. Now my only hope is blocking parts of the city i.e I only visit NW properties today. This is a huge gas and time saver. Only an emergency would drag me anywhere else.

Oilsands Outlook
Forum showcases benefits of Alberta Oilsands - "Alberta’s oil sands represent not only a major North American source of energy and economic growth, but also an important laboratory for environmental management technologies, participants at a Washington forum agreed.
“They are a source of strategic value. Even with today’s economic conditions, oil sands projects are proceeding,” observed Alberta Premier Edward M. Stelmach in remarks opening the North American Energy Summit at the Canadian embassy on May 6. “They also create US jobs.”
The province was the first North American government to set a price ($15/ton) on carbon emissions from large manufacturers, and it is using the revenue to finance energy efficiency and renewable energy research, he continued. “We have real world experience,” Stelmach said. “We’ve done a lot of good work in Alberta, and we want the world to know it.”
Gulf's pain oilsands gain - "Should political pressure and public anger translate into extensive offshore drilling rules, the landlocked oil sands could become financially favourable, said Brad MacKay, a professor in the University of Edinburgh Business School's MBA program."

Mining Show Highlights
Many businesses working in the energy field had a tough 2008/2009 but were gearing up for 2010 onward. I saw a presentation from De Beers. They opened their first diamond mine outside of Africa in the NWT, 2008. They also operate the Victor mine (diamonds) in Ontario. There are plans for another Western project in the works too.
The size and scale of the mining industry in Northern BC and, to a lesser degree, Alberta is staggering. I was impressed with sub industries involved in supporting these and other large scale operations; roads/infrastructure, electrical, pneumatic machinery, piping, health services, administration, transport, relocation, entertainment and the list goes on.
Another interesting workshop was one made by mining families and the (positive) impact that mines have within the Northern communities. It is interesting stuff and having attended the show I have a better understanding of how much long-term impact and growth the multi-million dollar projects (and billion dollar ones) spin off into our economy.
I appreciate all your calls and emails. I'm looking forward to helping you with your next step towards building real wealth. The time IS now...

Thailand's Tragedy
One of the saddest things for me is the trouble in Thailand. If you've ever spent any time there you will know that they are the most peaceful, friendly and lovely people. I've been to Thailand many times and absolutely love it there. Knowing how the economy depends on tourism I can only imagine how tough life has become for Thais.
So as far as conflict resolution goes I've been taking a fantastic course at the LTAB. The best defense against conflict in property management is knowing the rules inside and out. Our great teacher Michelle and a lot of excellent information have put some powerful tools in my PM belt.

Don't Miss Out On Tax Breaks!
"Meanwhile, a separate survey of taxpayers highlighted that many Canadians don’t fully understand their personal tax situation.
About nine in 10 don’t understand how recent changes to the federal budget impact their personal tax situation, according to the survey carried out for BMO Nesbitt Burns.
Almost 40% aren’t confident they are taking advantage of all of the tax incentives available to them, while three-quarters fail to take tax into account every time they make an investment, it said.
"The results clearly indicate that many Canadians do not fully understand their personal tax situation," said John Waters, manager of tax planning at BMO Nesbitt Burns. "People have the opportunity to pay less tax if they take the time to understand the basics and seek advice when needed.” Edmonton Sun

Cyber Glitches and Muddy Boots

My apologies if you experienced any delay in receiving the last newsletter. Our server was experience some kind of midlife cyber crisis and was acting a little tetchy. In fact, it has now reverted to our old back up site which doesn't have the new, fresh, updated 2009/10 files on it. Oh well. Even servers want to relive their youth.
I've been busy these last few weeks compiling data about Oil Sands and infrastructure projects for the Northern quadrant of Alberta. As a matter of fact, I took a trip to a small town on the Alberta side of the Saskatchewan border.
These sleepy little towns have a strong pulse as suppliers/distributors to the Oil Sands work stations. What I discovered was that business is up, way up. The Northern heart is pumping.
Last year was one of the roughest, but not without strides being made in the spirit of refocus. I'll be in Vancouver the week after next attending the Canadian mining show. If you want to study the economy, learn about the people, the economic drivers and the real direction of it - get out there and experience it.
Stay tuned for some real, on the ground, muddy boot research from someone who is out in the field and can tell you exactly why (or why not) that little rental house is worth buying. All of my recent and ongoing study shows that the acres of diamonds are still right here in your Edmonton backyard.
Grab your shovel! or Grab this bi-monthly newsletter for great tips on Alberta Real Estate Investments.
Location Location Location

Location, Location, Location! It is important, and our move back to Canada attests that simple fact. Even when your team is firing on all cylinders nothing beats the opportunity of speaking with a neighbor on the corner or meeting someone new in the park. Not only do you expand your network and make new friends, you're in a powerful position to be a problem solver and pick up some new properties.
In the last week I've viewed 6 properties and have made offers on 2. Yesterday I found a 1950's bungalow listed FSBO a few blocks from my house. This seller's listing was a simple sign stuck in the front lawn - nothing online or in the paper. This property has potential for a suite downstairs and is in an easily rentable location.
My team is trained to source out these kinds of deals as well, but everyone has their own niche, area and target. With eyes open and ears tuned in, we're able to attract that extra little bit of sweet deals. You're involved in that too. You're either benefiting as a partner and sharing in the profits or perhaps you have a friend of a friend that needs to sell in Edmonton. Give us a call. We can offer them and you the help needed.
Edmonton's economy is stamping its big boots forward. Even though we're still in the 'W' for the next while, there is a definite, positive turn forward. Edmonton and Calgary will show the highest growth in Canada for the 2011-2014 period. Calgary at 4.4% and Edmonton at 4.3% which are very healthy numbers. Another great thing about living back in Edmonton is the 8:45PM sunsets! Great way to maximize your day.

Chris Thorman - How to hire property management.
Chris Thorman, who blogs about programs for property managers, recently sent me an article about What to Consider When Hiring a Property Management Company.Chris touched upon both self-management of property and outsourcing the management of your property. Here's a preview:
Deciding when to outsource and which company to hire is one of the most important business decisions a property owner can make. Choose wisely, and an owner will be rewarded with the peace of mind that comes with responsible property management. Choose incorrectly, and an owner will be working harder after hiring a property management company.
Whether an owner has one or one hundred properties, it’s important to consider whether or not they’re prepared to hire a property management company. Handing over the management of property is a major decision. Before making that choice, owners will want to make sure they understand the following:
• The implications of self-owned management;
• The pros of outsourcing management to a third party;
• The corresponding cons; and,
• The alternatives to outsourcing.
You can read all of Chris' article at his blog.

James Cameron is a black eye on film making.
Seems like everyone in Hollywood has something to say or has a cause to champion and is seemingly the expert on something or the other.
Well Terminator was ok I guess.
One caller on CBC today said that James Cameron's plastic DVD cases are filling landfills and will take millions of years to breakdown. Talk about the not seeing the log in your own eye...
Anyway it's Earth Day why not sell some DVDs with attention drawing statements. I'd like to see him make a movie using solar and wind power.
The best comment yet:
"I'd love to see wind power lubricate the engine in my car."
Entrepreneurial Edmonton
Whenever I leave my house I see truck after pick-up after half-ton pulling trailers with a variety of company names on them. All obviously small but making it in a slew of very specialized fields.
It's this spirit that keeps Alberta's economy leading the nation.

Variable to stay low for another year
"With the Canadian economy doing surprisingly well over the past six months, many see higher interest rates from the Bank of Canada in the not so distant future, but according to a report released Thursday from CIBC's chief economist Avery Shenfeld, rates are likely to remain at a very low 2.5% through to 2011.
In CIBC World Markets' latest Global Positioning Strategy report, Mr. Shenfeld lists several reasons for Bank of Canada Governor Mark Carney to keep interest rates subdued after July. He points out that the U.S. will probably have a more gradual approach to raising rates and if Canada gets too far ahead, that could send the Canadian dollar soaring."
So enjoy it while it last - if you use your smarts and bank the difference in what you would have paid at a higher rate you might have quite a lot put away for a rainy day.

My eyes are full.
My eyes have been full for the last 2 weeks. An international move with a baby and 10 years of memories in a boat floating across the pacific. The funny thing is we did it like the proverbial band-aid. In fact when we left our little house we drove away without even looking back.
By all accounts the Alberta economy is set to lead the nation and the world again. I can tell you being on the ground here is like being on the back of a racehorse that is at the gate and primed to win the race. People are restless and ready to get back to work, gears are waiting to be turned and millions are waiting to be made. Oh wait it's Alberta - make that BILLIONS.
Enough of this recession! We're back and ready to rock. Who's coming for the ride?
